Most 2-car garages land between $1,800 and $2,700 installed. Our flake system runs $2,300 for a 2-car and $2,700 for a 3-car, all-in. Industry-wide, professional coatings run about $5–$15 per square foot depending on the system and how much slab repair is needed. You get a firm number at your free in-home estimate — not a range.
A 20×20 garage is about 400 square feet, which sits right in standard 2-car territory. For our flake system that’s the $2,300 range, assuming the slab is in normal shape. Heavy cracking, pitting, or an old failing coating that needs removal will add to it — we’ll tell you that up front, not after we start.
Nationally the average runs $1,500–$4,000 for a professional install, and $300–$900 for a DIY kit. Our own installs across Florida, Georgia and South Carolina tend to fall in the $1,870–$2,700 band. Anything far below that usually means thin material, no diamond grinding, or a single-coat product that won’t last.

Generally yes compared to tile — tile costs more to install and grout lines crack and stain in a garage. Against polished concrete it’s roughly comparable, but a coated floor gives you color, flake, and a non-porous surface that resists oil and chemicals, which bare polished concrete does not.
If it’s installed properly, yes. You go from a dusty, staining slab to a sealed, non-porous surface you can sweep or hose clean — one that resists oil, brake fluid, and hot tires and makes the whole garage read as finished space. The payoff hinges entirely on preparation; a coating sprayed over an unground slab is money thrown away.
Honest answer: a cheap epoxy floor can peel, straight epoxy can amber or yellow in direct sun, and any smooth coating is slippery when wet. We address all three — diamond grinding for the bond, a UV-stable polyaspartic topcoat so it holds color, and a full vinyl-flake broadcast that gives the surface real grip. The downsides are real; they’re also solvable.
If the slab has active moisture intrusion coming up from below, or major structural cracking or heaving that hasn’t been addressed, coating over it just traps the problem. That’s why we moisture-test every slab before quoting. If yours isn’t a candidate, we’ll tell you rather than sell you a floor that will fail.
A smooth, glossy coating can be. Our flake and quartz systems broadcast decorative chips into the wet basecoat, which leaves a subtle texture that grips underfoot — a meaningful difference when you pull a wet car into the garage during a Southeast downpour. For wash-down areas we can add extra slip aggregate.
It won’t appraise like a kitchen remodel, but a finished garage floor is one of the most visible, lowest-cost upgrades you can make — it photographs well, it signals a well-maintained home, and buyers notice it right away. Our 25-year warranty is transferable, which is a genuine selling point.

Peeling and hot-tire pickup come from a weak bond, and bubbles come from trapped moisture. We diamond-grind to a CSP 2–3 profile and moisture-test every slab specifically so neither one happens.
Straight epoxy will amber over time under UV — that’s chemistry, not workmanship. That’s exactly why we never leave epoxy as the wear layer. The polyaspartic topcoat is UV-stable, so the floor holds its color even with the door open all day under a Southeast summer sun.
Yes. Hot-tire pickup happens when hot rubber grips a soft or poorly bonded coating and lifts it. Our polyaspartic topcoat stays hard through Southeast summer heat and is bonded to a diamond-ground slab, so tires roll off clean.
They’re better together, which is why we use both. Epoxy gives you thickness, color depth, and a strong mechanical bond into the concrete. Polyaspartic cures fast and is UV-stable and chemical-resistant. We lay a 100%-solids epoxy base, broadcast flake, then seal it with a polyaspartic topcoat — the strengths of each, without the weaknesses of either alone.
For the topcoat, yes — polyaspartic outperforms epoxy on UV stability, cure speed, and hot-tire resistance. For the basecoat, a 100%-solids epoxy is still the best value for film build and bond. Anyone selling you a single-product floor is optimizing for their labor, not your slab.
A multi-layer system beats any single product: mechanically ground slab, 100%-solids epoxy base, full flake or quartz broadcast, and a polyaspartic wear layer. Total film thickness and bond quality matter far more than the brand name on the bucket.
You can, and for a light-use slab it may hold up a few years. The honest tradeoff: big-box kits are thin, usually water-based, and include an acid etch rather than mechanical grinding — which is why they commonly fail in 2–5 years. The grinder rental, materials, and a weekend of your time often lands closer to a professional quote than people expect.
Only after the old coating is dealt with properly. If it’s already delaminating, coating over it just inherits the failure. We grind the old system off back to sound concrete and start from a clean profile. It adds labor, and we’ll price it honestly at the estimate.
Most residential garages are a one-day install. We grind and prep in the morning, lay the basecoat and broadcast flake, then apply the polyaspartic topcoat the same day. Larger commercial or industrial slabs may run two days — you’ll know the schedule before we start.
You can typically walk on it in about 4 hours and park on it in 24. That fast return-to-service is the polyaspartic topcoat doing its job — a straight epoxy floor would keep you out of the garage for several days.
A full system: moisture-mitigating primer where the slab calls for it, a pigmented 100%-solids epoxy basecoat rolled edge to edge, vinyl flake broadcast to rejection, then a clear polyaspartic topcoat. The flake is scraped and vacuumed flat before the topcoat goes on.
Sweep or dust-mop it, and hose or mop it with a mild cleaner when it needs it. No waxing, no sealing, no special products. Because the surface is non-porous, oil and brake fluid sit on top and wipe away instead of soaking in.
Yes. Isolated damage — a dropped jack stand, a gouge from a toolbox — can be spot-repaired and blended without redoing the floor. That’s a real advantage of a flake floor: the pattern hides the repair almost completely.
Any time. Polyaspartic cures across a wide temperature range, and the work happens inside your garage, so the Southeast’s summer humidity and winter cool snaps don’t stop us. We do moisture-test year-round, because slab moisture matters far more than the calendar.
It affects the installation, which is why we test for it. Slabs across the humid Southeast carry real moisture vapor drive, and coating over it without a barrier is what causes bubbling and delamination later. We moisture-test every slab and use a vapor-barrier primer where the readings call for it.
Salt air attacks porous surfaces — it works into bare or lightly sealed concrete and pits it. Not under a properly installed system. Mold needs moisture and a food source; a fully bonded, non-porous coating over a moisture-tested slab leaves no gap for water to collect. Problems arise when a coating is applied over a damp slab with no barrier — the exact failure our moisture testing exists to prevent.
