What moves the number is condition: heavy cracking, pitting, or an old coating that must be ground off first. We’ll flag that at the estimate, not after we start.
For a 2-car, our flake floor is $2,300, with solid color at $7 a square foot and metallic at $12. That is the all-in figure, not a teaser. Anything far below it means thin material, an acid etch instead of diamond grinding, or a single-coat product that won’t last.
Almost always prep. The cheapest quote buys a roller, a bucket, and an afternoon — no grinding, no moisture testing, no crack repair. A proper quote covers mechanically diamond-grinding the slab to a CSP 2–3 profile, patching cracks, and testing for moisture — which matters here: the Lowcountry’s high water table drives vapor up through slabs poured with no barrier. That prep is the single biggest reason one floor lasts decades and another peels in two.
Everything: diamond-grind preparation, crack and pit repair, moisture testing, a 100%-solids pigmented epoxy basecoat, a full vinyl flake broadcast, a UV-stable polyaspartic topcoat, and a transferable 25-year warranty. That moisture step is what stops future bubbling. No trip fees, no surprise add-ons after the fact.
Against tile, generally yes — tile runs more to install, and its grout lines crack and stain fast in a garage. Against polished concrete the cost is roughly a wash, but the coated floor wins on function: you get color, flake, and a sealed, non-porous surface that shrugs off oil and chemicals, where bare polished concrete just soaks them in.
Installed properly, absolutely. A dusty, staining slab turns into a sealed, non-porous floor you can sweep or hose clean, one that resists oil, brake fluid, and hot tires and makes the garage feel finished. The value lives in the prep and topcoat: since these slabs settle over time, a brittle film cracks with the concrete, so we grind for the bond and finish with a flexible polyaspartic that moves with it. Epoxy over an unground slab is money thrown away.
Fair question, and there are three real ones. A cheap epoxy floor can peel, straight epoxy can amber and yellow under direct sun, and any glass-smooth coating turns slippery when wet. Each has a fix built into the install: diamond grinding creates the bond that stops peeling, a UV-stable polyaspartic topcoat keeps the color from ambering, and a full flake broadcast leaves a textured surface with real grip. The downsides are genuine — and every one of them is solvable.
When the slab isn’t ready for it. If moisture is driving up through the concrete, or there’s unaddressed cracking, coating over it just seals the problem in. That risk runs higher across the Tri-County, where soft marsh soils and a shallow water table push vapor up through slabs poured with no barrier — so we moisture-test before quoting, and if your slab isn’t a candidate we’ll tell you rather than sell you an epoxy floor that will fail.
A smooth, high-gloss coating can be, yes. That’s exactly why our flake and quartz systems broadcast decorative chips into the wet basecoat — once cured, they leave a fine, grippy texture underfoot instead of a slick sheet. You feel it the first time you pull a dripping car into the garage after a Charleston thunderstorm. For areas that get regular wash-downs, we can add extra slip aggregate.
It won’t appraise like a kitchen remodel, but a finished garage floor is one of the most visible, lowest-cost upgrades you can make — it photographs well, it signals a well-maintained home, and buyers notice it right away, which matters in a resale market like Mount Pleasant. On the Lowcountry’s high-water-table slabs, a moisture-mitigating primer belongs in the stack too. Total film thickness and bond quality matter far more than the brand on the bucket.
You can, and on a light-use slab a DIY kit may hold up a few years. The honest tradeoff: big-box kits are thin, usually water-based, and rely on an acid etch instead of mechanical grinding — which is why they commonly fail in 2–5 years. An acid wash also does nothing about moisture rising through the slab. Once you tally grinder rental, materials, and a lost weekend, DIY often lands closer to a professional quote than people expect.
Only after the old coating is dealt with properly. If it’s already delaminating — often slab moisture that worked the original epoxy loose — recoating just inherits the failure. We diamond-grind the old system back to sound concrete and start from a clean profile. On a Mount Pleasant garage or a peninsula home, that labor gets priced honestly at your estimate.

Salt air goes after porous surfaces — it works into bare or lightly sealed concrete and pits it over time. Not under a properly installed one. Mold needs moisture and something to feed on, and a fully bonded, non-porous coating over a moisture-tested slab leaves no gap for water to pool underneath. The trouble starts when a coating goes down over a damp slab with no barrier — and in the Lowcountry, where the water table runs high, that’s the exact failure our moisture testing is there to catch.
