Most use a 100%-solids epoxy on diamond-ground concrete with a hard, chemical-resistant topcoat. It takes forklift and pallet-jack traffic, stops the slab from dusting onto product and cleans with an auto-scrubber, which matters in buildings that move freight from the port all day.
New tilt-wall warehouses have their own problem: young slabs can still be releasing moisture. We test before coating, and a mitigation primer goes down first when the readings call for it. Sealers and polished concrete cost less up front but do not resist oil, battery acid and tire marks the same way.

For the top layer, a polyaspartic or polyurethane finish wears better and resists chemicals. Under it, epoxy is still the best base for build and bond. Most Apex warehouse floors combine the two.

Warranty
Yes. It covers bonding failure, peeling and delamination on the installed system, and it transfers with the building if you sell. It does not cover impact gouges, chemicals left standing on the floor, or anything added to the floor after install.
