For most warehouses it's a 100%-solids epoxy system on diamond-ground concrete, finished with a hard, chemical-resistant topcoat. It takes forklift and pallet-jack traffic, stops the slab from dusting onto your product and cleans with an auto-scrubber.
Sealers and polished concrete cost less up front, but they don't resist oil, battery acid and tire marks the same way, and they don't brighten the floor. Paint-grade epoxy peels under forklift wheels within a season. The difference is the prep and the film thickness.

Solid epoxy starts at $4 per square foot installed, and per-square-foot rates come down on larger floors. A 10,000 sq ft floor starts around $40,000. Cracks, moisture and removing an old coating are what move the number, and each shows up as its own line on the quote.
They solve different problems. Polished concrete is durable and has no coating to wear, but it stays porous, so oil and battery acid still stain it. Epoxy seals the slab, resists chemicals, brightens the floor and stops dusting. Warehouses with forklift charging, fluids or food product usually do better coated.
A properly prepped 100%-solids system lasts well over a decade under normal warehouse traffic. The heaviest forklift lanes may need a fresh topcoat sooner. The warranty is 25 years on the bond.
Forklifts & Loads
Yes, once it's fully cured, about 72 hours after the topcoat. The coating has to be bonded into ground concrete and thick enough to take hard wheels, which is why every floor gets ground and a 100%-solids base.
Coating before the racking goes in is simplest. With racking already in place, we plan the zones around it. Tell us your layout at the estimate.
The topcoat resists oil, hydraulic fluid and most shop chemicals, and keeps spills on the surface. Wipe up battery acid and standing chemicals the same day; spills left to sit aren't covered by the warranty.
Install & Downtime
We coat one zone at a time, so the rest of the building keeps working. Foot traffic returns in about 4 hours and forklifts after full cure. We plan the zones with you before we start.
We diamond-grind the concrete to a CSP 2-3 profile, repair cracks and broken joint edges, and test the slab for moisture. If the reading is high, a moisture-mitigation primer goes down first. Every layer above depends on that prep.
Solid epoxy has a smooth finish. On ramps, docks and wet areas we add an anti-slip aggregate or use a quartz broadcast. Tell us where people and wheels share the floor.
Care & Warranty
Sweep or dust-mop, and run an auto-scrubber with a neutral cleaner. No waxing or sealing.
It covers the installed system: bond failure, peeling and delamination, which are the things prep decides. It doesn't cover impact gouges, chemicals left standing, or damage from work done on the floor after install. It runs 25 years and transfers with the building.
