Aliphatic polyaspartic goes over the top because it holds its color in daylight and takes a car in 24 hours. Run them in that order and neither material has to do the other one’s job.

The questions Augusta homeowners actually search before coating a garage floor — answered honestly, including the downsides.
One working day on a residential garage, and that's the whole disruption. The crew grinds and patches early, rolls the pigmented basecoat and hand-casts flake into it wet, then seals everything with polyaspartic before packing up. Shops, warehouses and other commercial slabs are a bigger scope and commonly run into a second day. Whichever yours is, the day count is on the estimate before anything gets booked.
Four hours to walk, twenty-four to park. Both of those clocks belong to the polyaspartic — finish the same garage in straight epoxy and you'd be parking in the driveway into the following weekend. One request for the first week: lift things rather than sliding them. A loaded tool chest or a trailer jack dragged sideways across a new topcoat leaves a scar you'll be looking at for years.
Ask about coats and you're really asking about sequence. A vapor-barrier primer goes first when the moisture numbers call for one. Then pigmented 100%-solids epoxy, rolled corner to corner. Vinyl flake gets hand-cast into that while it's still wet, broadcast until the surface won't accept another chip. Clear aliphatic polyaspartic goes last. In between, the flake bed gets scraped down and vacuumed — that's the step that decides how the floor feels underfoot.
Very little, and that's rather the point. Most weeks a broom or a blower is the entire routine. When it needs more than that, mild soap and a rinse will do it. There's no wax cycle, no spring reseal, nothing you have to order from us. With the pores gone, the red clay riding in on tires, chain lube and gas-can drips all stay up on the surface where a rag can reach them.
It can, and only in the area that took the damage. We grind that spot back, rebuild it, and cast the same flake blend into it. Flake is what makes the fix vanish — the chips landed at random, so there's nothing regular running through a patched section for the eye to catch. Solid color is far less forgiving, which is one plain reason most Augusta garages we do end up flaked.
Chemically, no. The install is an indoor job and the topcoat isn't fussy about the thermometer, so a July date and a January date both go down fine. What's different about Augusta is the calendar itself. Every house being made ready to rent for Masters week wants its floor finished well ahead of April, and that stretch of the schedule fills. If that's your deadline, book with room to spare.
Our flake system is $2,300 installed on a standard 2-car and $2,700 on a 3-car. Those are the prices, not an opening position. Most Augusta 2-car garages come in between $1,800 and $2,700 once we've stood on the concrete. The wider industry works in a $5 to $15 per square foot range, which is really a range for prep rather than product. What you get at the estimate is a single figure.
Twenty by twenty is 400 square feet, which puts you in 2-car territory — $2,300 for the flake system on sound concrete. What moves the number is what the diamonds find. Up on the Hill in Summerville and out toward Martinez and Evans, that's often clay-driven cracking near the door line. South of town toward Gracewood and Hephzibah it's sandier ground, and older pours there frequently have no vapor retarder under them. The figure goes in writing before anyone starts.
The published national spread — roughly $1,500 to $4,000 for professional work, $300 to $900 for a shelf kit — is too wide to plan against. Around Richmond County, real quotes bunch between $1,800 and $2,700 for a full system rather than a coat of color. A bid well under that hasn't found a cheaper method of doing the same work. It's doing less work, and the grinding is what usually went.
They aren't pricing the same slab, and around Augusta that's more literal than in most markets. The metro straddles the Fall Line — Piedmont red clay on the upland side, Coastal Plain sand toward the river — and concrete sitting on those two subgrades doesn't behave alike. Nobody accounts for that over the phone. The rest of the gap is scope. Take out grinding, crack repair and the moisture reading and almost any number becomes possible.
Every step of the build. We test the slab for moisture, diamond-grind it to a CSP 2-3 profile, repair cracks and pits, roll on a pigmented 100%-solids epoxy basecoat, broadcast vinyl flake to full rejection, and seal it under a UV-stable aliphatic polyaspartic topcoat. The written 25-year warranty transfers with the property. Crossing the Savannah into North Augusta or driving out to Thomson adds nothing, and the invoice doesn't stray from the estimate.
Tile costs more, and not marginally — the tile itself is the cheap part, setting it in a garage is not, and the grout is what gives out first. Polished concrete lands near a coating on price, but you're not buying the same result. Watch what each does with a spill. A coating leaves no pores for oil or red clay to get into, while polished concrete is concrete still, and it takes a stain the way it always has.
For most people here, yes, and the case rests on what bare concrete does rather than on how it looks. It powders. It takes oil in and keeps it. And in this part of Georgia it drinks up the red clay that comes off tires and boots, which is why an Augusta slab goes orange down the tire paths and stays that way. A coated floor doesn't let any of that below the surface — what tracks in rinses toward the door and leaves with the water. The caveat's the grinder. Skip mechanical prep and the coating sits on the slab instead of locking into it, and none of the rest holds up.
Three, and you should have them before you sign. Gloss with water on it is slick, which matters when an Augusta thunderstorm follows the car in. Epoxy left as the visible layer goes amber under sun. And an install that skipped mechanical prep will release, which is the costly one to reverse. Flake texture, an aliphatic topcoat and a diamond grinder deal with all three — but you'd rather be told now than find out in year two.
Two cases, and we'd rather say so while we're standing in your garage than after the truck is unloaded. A slab with moisture driving up through it and nothing addressing the cause will blister whatever seals it — the detached slabs behind older Summerville houses, added long after the house and set on loose fill, are the ones that read wet most often. The other is cracking that's still moving. A coating spans a crack. It can't hold one shut.
A bare gloss coat would be, and that isn't what we finish with. Flake gets cast into the base while it's wet and left standing a little above the surface, so what you step on has texture in it rather than a polished sheet. You notice it the first afternoon a summer storm sends you in soaked. Where a floor gets rinsed out often, extra slip aggregate goes into the topcoat.
Not on an appraisal — garage work doesn't get valued that way. It shows up when people walk the house, and Augusta has a second audience for that beyond buyers. Houses near Washington Road get let by the week each April, and the garage is part of what a renter sees. The written 25-year warranty carries over either way, to a new owner or simply as a line in the listing.
Ten to twenty years for a professionally built system, and plenty go longer when the concrete underneath was opened up properly. The failures people post about — edges curling by year three, chalky by four — are nearly always thin kit material laid over a slab nobody ground. We put 25 years in writing and it moves to the next owner with the house. That's not a number you'd sign if you'd skipped the grinder.
Two lanes of softer sheen where the tires sit, and otherwise close to how it started — flake is busy enough to swallow ordinary scuffing. The first place age turns up is the door line, since that's where grit arrives and where the handful of freezes Augusta gets each winter goes to work on anything left unsealed. A floor that's rough at five had a bond problem from day one, and the years only made it visible.
They're different problems on different clocks. Blisters come early, because vapor rising out of the slab meets a sealed surface and stops there. Peeling and lifting come later, and they mean the coating never keyed into the concrete in the first place. Neither is bad luck and neither is fixable afterward, which is the entire reason the moisture reading and the grinding happen while the slab is still bare.
Epoxy ambers under UV. That's the resin behaving normally rather than an installer error, and it's why epoxy is never the layer you can see on our floors. The word worth checking on every estimate you collect is aliphatic. An aromatic polyaspartic goes yellow right alongside epoxy, and plenty of quotes print the family name and stop. Ask which one, because it decides whether a sunlit bay still matches the back of the garage in year eight.
Not a bonded one, and it helps to know what's actually happening. Tires coming home off I-20 in August arrive with real heat in them. Warm rubber presses into a film, grips it, then contracts as it cools and tries to lift it off the concrete, which is why the damage lands in the exact footprint of the tire. Whether it succeeds is a bond question, not a heat question — hard aliphatic on top, CSP 2-3 profile underneath.
Neither on its own. Epoxy is what puts genuine film thickness on a slab and what bites down into a ground profile, but it's slow to cure and it ambers in daylight. Polyaspartic goes off in hours and keeps its color, though by itself it leaves almost nothing behind in the way of build. Run them in sequence and each covers the other's weakness. Being pushed to choose usually means somebody's optimizing a workday rather than a floor.
Better at which job. Nothing has displaced 100%-solids epoxy as the body of the floor — it's still the most film you can get onto concrete for the money, and the single-product systems sold as an upgrade go on thin, which is exactly what fails. The one place newer chemistry clearly earns its keep is the surface you actually walk on, which is why the polyaspartic sits above the epoxy rather than in place of it.
Durability isn't something you select off a product sheet. It's a function of how far the concrete got opened up, how much material ended up locked into that opening, and whether the surface layer tolerates heat and sunlight. Ours: slab profiled to CSP 2-3, a 100%-solids epoxy body, flake broadcast to full rejection, aliphatic polyaspartic over it. Every one of those is a step you could stand and watch. If a step can't be watched, it's probably not in the price.
Possibly, on a slab that only ever sees a mower. The weak point is the prep that's in the box. An acid rinse cleans concrete without opening it, so the film ends up lying on the surface instead of gripping into it, and two to five years later it starts letting go. Add the grinder rental, the diamond tooling, the material and a weekend of your own time, and the arithmetic gets uncomfortable.
Only when the existing floor is genuinely sound, and we sound it out before agreeing to anything. Whatever goes on top inherits the bond underneath it, so a coating that's chalking, blistering, or lifting at an edge comes off entirely and we rebuild from bare concrete. Stripping is machine hours, so it sits on the estimate as its own line. The older brick ranches off Washington Road often have something on them already, and most of it doesn't survive a scrape test.
More than in most markets, yes. Augusta sits on the Fall Line, where the Piedmont's red clay on the upland side gives way to Coastal Plain sand below it, so what's under a slab genuinely changes across town. Clay holds water against the underside of concrete. Sand drains fast but shifts under load. And plenty of older garages on both sides went in on loose fill. That's a reading we take on your floor rather than an assumption we make from your address.
It's one of the more practical reasons people here call us. For one week in April, houses in National Hills and the streets off Washington Road turn into short-term rentals, and the garage is part of what a renter walks through. Much of that housing stock has been there for decades — thin hand-floated slabs carrying years of tire marks and oil. A sealed floor photographs well and hoses out between stays.

Aiken County has been one of the fastest-growing counties in the metro over the past couple of years, so we're on that side of the river most weeks.
