Three. One that's pushing moisture up from below with nothing done about the source — sealing that just relocates the problem to the bond line. One with cracking that's still opening, since a coating follows movement rather than holding it shut. And, around here, one we're asked to read the week you fly back in. A garage that's been closed since May needs air through it and a proper moisture reading before anybody prices it. We'd rather say wait than sell a floor that blisters.
Smooth gloss is slick — that's true, and it's why we don't finish a garage that way. Vinyl chip goes into the basecoat while it's still wet and sits slightly proud, so there's a fine tooth you feel through a shoe. It counts on a wet-season afternoon when you pull in soaked, and it counts more in the 55-plus communities off Bonita Beach Road, where footing isn't a small thing. Where a floor gets rinsed out often, we'll work extra slip aggregate into the topcoat.

All of it goes on the written estimate before a crew gets scheduled.
There's a national spread — roughly $1,500 to $4,000 for a professional install, $300 to $900 for a box kit — and it's wide enough to be no help at all. A garage used six months a year takes half the traffic, so the tire paths dull more slowly — but a car standing on the same two rectangles all summer means whatever wear there is concentrates. What we look at by year five is the door line, where wind-blown sand and rain collect, and whether the coating was carried into the threshold or stopped a few inches short of it. Flake covers most of the rest.
They're separate problems with separate causes, and only one shows up quickly. Blisters arrive early, because vapor rising out of the slab has nowhere to go once the top is sealed — and on sandy ground with the water table sitting as close as it does here, vapor is always heading up. Worth knowing that fading here isn't a whole-floor problem — it's a stripe. The first ten or fifteen feet inside an open door take the sun, and the back of the bay barely sees any. Bare epoxy ambers under UV, which is resin chemistry rather than workmanship, so we never leave it as the surface you look at. The wear layer is an aliphatic polyaspartic. Ask any quote you collect which polyaspartic, because an aromatic one drifts right alongside epoxy.
Yes, and the version that matters here is a little different. The usual question is about a tire arriving hot off I-75. You can, and on a lightly used slab a kit might hold a few years. Two things sink them. The bottle in the box is an acid wash, and etching doesn't open concrete the way diamond tooling does. The second is local — resin working time shortens as the temperature climbs, and a closed Bonita Springs garage in July is not a forgiving room to learn that in. Nothing to wax, no annual reseal, nothing proprietary to buy back from us.
