And it's close to permanent — taking a bonded system back off costs more than putting it down. Grinding, an aliphatic topcoat and a full flake broadcast answer the first three. The fourth isn't a problem so much as a decision you only make once.
Three situations. Concrete that's still pushing moisture up with nothing done about the source — cap that and you get blisters. Cracking that's still moving, since anything we put over it will telegraph the movement straight back through. And a slab that's too green: around Lakewood Ranch and Parrish we see garages only a few weeks old, and fresh concrete needs time to give up its mix water before anything seals it.
Gloss is what makes concrete slick, and gloss is a choice rather than a fixed property. We broadcast vinyl flake to full rejection, which leaves the finished surface textured instead of mirror-smooth — you feel the grain through a shoe and more so barefoot. That matters on a floor that meets wet feet, a dripping cooler and a rinsed kayak most weekends. Where a garage gets hosed out often, we can work extra slip aggregate into the topcoat.
Ask what a buyer actually compares. Around here plenty of shoppers walk two nearly identical floor plans in the same village on the same afternoon, and most of what separates them is paint and fixtures. The garage isn't standardized, so a finished floor is one of the few places a house can stand apart. It won't move an appraisal much, but the written 25-year warranty transfers with the deed.
Our flake system is priced flat — $2,300 on a standard 2-car, $2,700 on a 3-car, installed. Most Bradenton 2-car garages land between $1,800 and $2,700 once we've seen the concrete. The wider trade quotes $5 to $15 a square foot, and that range is broad because it's really pricing prep rather than product. What you get at the estimate is a firm figure, not a bracket.
The size is the easy part: 400 square feet is a standard 2-car, so $2,300 for the flake system if the concrete's sound. The variable is what the diamonds find. Pitting along the door line, cracks that need chasing out, an old coating to strip, or curing compound on a newer slab that takes extra passes to cut through. Every one of those is priced in writing before the crew shows up.
There's a published national spread — roughly $1,500 to $4,000 installed, $300 to $900 for a shelf kit — but an average hides the thing that actually sets your price. Around Bradenton the honest band is $1,800 to $2,700. A brand-new Lakewood Ranch slab and a 1958 Bayshore Gardens slab can be identical square footage and take completely different amounts of work to get ready. Bids well under that band are quoting less work, not a better rate.
A flat per-square-foot price is the tell. Two garages of the same size can need very different amounts of grinding — a burnished new pour with curing compound on it eats tooling, while a 1960s slab needs cracks chased and pits filled. Every step it takes to build the floor: moisture testing, diamond-grind prep to a CSP 2-3 profile, crack and pit repair, a pigmented 100%-solids epoxy basecoat, a full vinyl flake broadcast, and a UV-stable aliphatic polyaspartic topcoat. The written, transferable 25-year warranty comes with it. There's no mobilization fee and no surcharge that turns up between the estimate and the invoice — Anna Maria and Parrish get quoted the same as West Bradenton.
Against tile it isn't close — tile is slow to lay in a garage, and grout is the real weakness. Those lines crack, then hold sand, oil and whatever drips off a trailer. Polished concrete lands in similar territory on price and it's a fine finish, but it treats the concrete you already have rather than adding a new surface. No pigment, no flake texture, and oil still finds a way in. If the slab is patched or discolored, polishing shows every bit of it.
Ten to twenty for a professionally built system, and the floors that reach the top of that span are the ones that got opened up properly underneath. The three-year failures people post about are almost always thin kit product over an etched slab — that's a prep outcome, not a material lifespan. Ours carries a written 25-year warranty that transfers with the house, which is a longer commitment than anyone should make on prep they didn't do.
Run your eye down the two tire paths — that's where the sheen drops first, and on a flake floor it's usually the only change you'll find. Color holds because the wear layer is aliphatic rather than epoxy. What five years really exposes is edge work: whether the coating was carried up into the jamb and out onto the apron, or stopped a few inches short and left an unsealed lip for water to get behind.
The two failures show up on different clocks. Blisters arrive early — months, sometimes weeks — because vapor coming up out of the slab has nowhere to go once the top is sealed. Peeling and lifting take longer, and they mean the coating was resting on the concrete instead of keyed into it. Neither one is bad luck. That's why the moisture reading happens before the quote and the grinder happens before the epoxy.
Two topcoats can both be sold as polyaspartic and behave nothing alike. Aromatic versions amber under UV much the way bare epoxy does; aliphatic ones hold their color, which is why we never leave epoxy as the surface you walk on. On a west-facing bay in Palmetto or Cortez with the door up through a long afternoon, that single word is the whole difference between a floor that stays the color you picked and one that drifts.
Yes, and it's worth knowing what actually does the damage. Hot rubber softens a film and grabs it; as the tire cools it contracts and tries to take the coating with it. Whether it succeeds comes down to bond, not temperature. A hard aliphatic wear layer over a diamond-ground CSP 2-3 profile gives it nothing to lift. That holds whether you drive daily off I-75 or leave a car sitting on the same two spots for six months.
Ask what each one is bad at and the answer sorts itself out. Epoxy cures slowly and ambers in sunlight, but nothing else puts that much film on a slab or grips ground concrete as hard. Polyaspartic cures in hours and holds its color, though applied on its own it doesn't leave much thickness behind. So the epoxy goes down first with flake broadcast into it wet, and the polyaspartic seals the top.
Most of the improvement available to you isn't a different resin — it's a better version of the one you're already being quoted. Plenty of floors sold as epoxy are water-based, low-solids product that leaves a fraction of the film behind once it dries. Moving to 100% solids changes more than swapping resin families would. Where a different chemistry genuinely wins is the top layer, and that's where the aliphatic polyaspartic goes.
It comes down to two things, neither of which is printed on a bucket: how much film ends up on the slab, and how hard that film is locked to the concrete. We get there in stages — ground to CSP 2-3, a 100%-solids epoxy body, flake broadcast until the surface won't take more, aliphatic polyaspartic over the top. The common shortcut is a light flake scatter instead of full rejection. It looks similar on day one and leaves you less to wear through.
The part that decides it isn't the product, it's the grinder. A kit ships with an acid wash, and etching doesn't open concrete the way diamond tooling does — which is why kit floors commonly start letting go somewhere between years two and five. On a newer Manatee County slab with curing compound still on the surface, an etch barely touches it. Rent the machine, buy the material, spend the weekend, and you're closer to a quoted floor than the box suggests.
Sometimes, and the existing floor decides. Coating that's still tight everywhere can be abraded back and built on. Anything chalking, or lifting at an edge, has already told you the bond beneath it let go, and a new system laid over that fails on the same schedule. Then it comes off to bare concrete and we start from a fresh profile. Removal shows on the estimate as its own line, because it's the item most likely to move the total.
Plan on losing it for a day, not a week. Residential installs are a single day — you'll want the cars and anything sitting on the floor out the night before, and the crew handles the rest, from the grinder through to the polyaspartic. Commercial and industrial slabs are a different scope and commonly run two days or more. We give you the day count at the estimate, before anything's booked.
Two clocks, not one. You'll be walking on it at about four hours and parking on it at twenty-four. That speed is the polyaspartic doing its job — the same floor finished in straight epoxy would still be curing by the weekend. One request for the first few days: lift things rather than dragging them, especially a trailer jack or a loaded tool chest.
Four on a typical job here. First a moisture-mitigating primer where the readings call for one — on newer slabs still giving up mix water, they often do. Then pigmented 100%-solids epoxy rolled wall to wall, vinyl flake hand-cast into it while it's wet, and clear aliphatic polyaspartic last. Less work than the bare slab was giving you. A broom or a dust mop covers most weeks, and a hose or a damp mop with mild soap covers the rest. No wax, no annual reseal, no special product to buy. Because there's nothing porous left in the surface, beach sand sweeps off instead of grinding in, and oil sits where it landed rather than staining down into the concrete.
Yes, and only the damaged area. Whatever caused it — a dropped jack stand, the corner of a trailer, a chip where the door lands — gets ground back locally, rebuilt and re-flaked into the surrounding blend. Flake is what makes that work: across fifteen standard blends the chip pattern is irregular, so a repaired patch has no edge to give it away. Solid color isn't nearly as forgiving, which is one reason most Bradenton garages we do end up flaked.
The month barely matters — the work happens inside your garage and polyaspartic cures across a wide temperature range. The date that does matter is when the slab was poured. New concrete has to give up its mix water before anything seals it, so a garage handed over in spring is often better coated later that year than the week the builder finishes. That's an easy one to say yes to, and an empty garage is genuinely the best version of this job — nothing to shift, no car waiting in the driveway, and the cure window passes with nobody needing the room. We'll want access arranged and working power and water on site. Summer is our quieter stretch too, so dates are easier to get than in the middle of season.
Usually, and we see plenty of them around Bayshore Gardens and Palma Sola. Two things get checked. First the seam where the original carport slab meets whatever was added — separate pours of different ages and thicknesses don't move together. Second, that older concrete was poured thin, finished to drain outward, and likely has nothing underneath it, so the moisture reading carries more weight here than on a new pour.
