400 square feet, which puts it squarely in 2-car pricing — $2,300 for the flake system if the concrete's sound. What pushes it up is whatever the grinder finds: spalling along the door line, patching from a slab repair, or an old sealer that has to come off before anything else happens. Those go on the written estimate before the crew arrives, not as a mid-job phone call.
National figures run $1,500 to $4,000 for a professional install and $300 to $900 for a box kit. Four hours on foot, twenty-four before a car goes back on it. Credit the polyaspartic — an all-epoxy floor would have you parked in the driveway most of a week. That short window matters if you're heading north for the summer and want the work done on your way out: the garage is usable long before anyone's back to use it.
Weather isn't the constraint — the job happens inside your garage and polyaspartic cures across a wide temperature range, so August works and so does January. The calendar is the constraint. Season here runs roughly November through April and the schedule tightens up hard, while summer is quieter and easier to book. Moisture testing happens the same way whatever month it is.
There's not much to it — a broom or dust mop most weeks, a hose or a damp mop with mild soap when it looks like it needs one. Nothing to wax, nothing to reseal, no proprietary cleaner to buy. The surface has no pores left, so oil, battery acid off a trailer, and salt water out of a bilge sit on top waiting to be wiped up.
Yes, and locally rather than wall to wall. A dropped anchor, a gouge from a jack stand, a chip where the door comes down — we grind that area back, refill it, re-flake and topcoat just that patch. A busy flake blend is forgiving enough that you'd have to be told where the repair is. Solid color is much harder to blend, which is one reason we push flake.
The question assumes it's a product, and it isn't. Durability comes from how deep the concrete got opened, how much film is sitting on it, and how well the two are locked together. Our build is ground concrete, a 100%-solids epoxy body coat, flake or quartz to full coverage, then aliphatic polyaspartic on top. Change the brand and nothing much moves. Change the prep and everything does.
Wrong question — they're not competing for the same slot. Epoxy is the body coat: film thickness, color depth, and a mechanical grip down into ground concrete. Polyaspartic is the wear layer: fast cure, UV stability, chemical resistance. Every floor we build uses both, in that order. A contractor who insists you pick one is describing inventory, not chemistry.
Better at what, is the follow-up. Nothing beats 100%-solids epoxy for putting real film on a slab at a sane price. But leaving epoxy exposed to Cape Coral sun is a mistake, and that's where an aliphatic polyaspartic wins outright — color hold, cure speed, heat tolerance. So the honest answer is that the improvement goes on top of the epoxy, not instead of it.
Depends what the old one's doing. Sound, well-bonded coating can sometimes be ground down and built on. Anything lifting, chalking, or blistering comes off completely — whatever you put on top is only as attached as the layer beneath it. We saw a lot of quick coats go down during the Ian rebuild, and some of those are already showing. Removal gets priced honestly at the estimate.
You can, and on a lightly used slab a kit might hold a few years. Here's the honest arithmetic though — what's in the box is thin, usually water-based, and ships with an acid wash where a grinder belongs. Two to five years is the normal life. Once you've rented tooling, bought material, and lost a weekend to it, the gap to a warrantied install narrows fast.
Not if what's underneath it is right. Peeling and lifting are bond failures. Blistering is trapped vapor — and with the water table sitting where it does in Cape Coral, vapor is the one to watch. So we grind to a CSP 2-3 profile for the bond and read the slab for moisture before we quote, then prime with a vapor barrier when the numbers say to.
Ten to twenty years is the realistic professional range, and plenty of properly prepped floors run longer. That's a different animal from the two-to-five-year failures people post about, which are nearly always box-kit product over an acid-washed slab. Our number is 25 years, in writing, and it transfers to the next owner. The warranty is a statement about the prep, not about the resin.
Straight epoxy ambers under UV — that's a resin property, and no amount of careful installing changes it. Which is why epoxy never stays the wear layer on our floors. The topcoat is an aliphatic polyaspartic, and aliphatic is the word doing the work: an aromatic polyaspartic yellows right alongside epoxy. Most quotes just say polyaspartic and stop there. Ask which one.
Yes. Hot-tire pickup is a bond failure, not a heat failure — warm rubber softens a thin or badly keyed film, then contracts as it cools and pulls the coating up with it. The two defenses are a heat-tolerant polyaspartic wear layer and a mechanical bond into ground concrete. Pull in off Pine Island Road in August and the tires let go of the floor, not the other way round.
A little duller in the tire path, and otherwise close to how it started — a flake blend disguises day-to-day wear far better than a flat color does. Where age actually shows is at the edges: the door line, and the apron transition if the coating was stopped short instead of carried into it. Sand tracked in off the driveway is the main abrasive, and a mat inside the door handles most of that.
Two slabs we'd turn down. One that's reading wet from underneath with no mitigation — capping that just moves the problem to the bond line. And one with cracking that's still moving, where a coating hides a structural issue rather than fixing it. On low fill lots near the water we run into both. Testing before quoting is how we avoid selling a floor that fails.
Worth naming, since nobody selling you one will. Water on a glossy surface is slick — a real issue when a July storm follows you into the garage. Bare epoxy loses its color under sun. And a coating that wasn't ground in properly will peel, which is the expensive one. Flake texture, an aliphatic topcoat, and the grinder handle all three — but you should know they exist.
Glossy and smooth, yes. Ours aren't smooth. The flake gets cast into wet epoxy and left slightly proud of the surface, so there's texture under your shoe rather than a sheet of gloss. Coming in from the dock with wet feet is exactly the moment that matters. Where a garage gets hosed out often, we can build extra slip aggregate into the topcoat.
For most people here, yes, and for a reason that's specific to this market. Bare concrete is porous, so salt-laden air, drips off a boat trailer, and everything else that lands on a garage floor soak in and stay in. Sealed, it all sits on the surface and hoses off. That assumes the concrete got opened up first — otherwise you've bought a two-year floor.
Not in appraisal terms — a garage floor doesn't carry the weight a kitchen does. What it does is show. In a market where houses turn over as often as they do here, a finished garage floor reads as a house somebody looked after, and it holds up in listing photos. The 25-year warranty transfers with the sale, so it's a genuine selling point rather than a decorating choice.
It does. Cape Coral has more than 400 miles of canals, most lots sit low on sandy dredge fill, and the water table stays close to the underside of the slab year-round. That's constant vapor pressure pushing up through the concrete. We take moisture readings before quoting, and where they come back high a vapor-barrier primer goes down ahead of the epoxy. A slab still holding salt and water gets dealt with first, not covered over.
