Cheaper than tile, and not close. Tile is slow to lay in a garage and the grout lines start cracking inside the first year, after which they hold every bit of sand and oil that reaches them. Polished concrete costs about what a coating costs, but polishing doesn't add material — you get bare concrete made shiny, with no color, no flake, and pores that still take a stain.
Both, in that order. They're different tools: epoxy builds film thickness and bites down into the ground profile, polyaspartic cures in hours and holds up under UV. Pick one and you're accepting whatever that product is bad at. Every floor we install is a 100%-solids epoxy base with flake cast into it and an aliphatic polyaspartic sealing the top.
Better is doing a lot of work in that question. Newer polyureas and one-coat polyaspartics get marketed as epoxy replacements, and they do cure faster — but they go on thin, and thin is what fails. What's genuinely improved over the last decade is topcoat chemistry, not the base. So we still build on 100%-solids epoxy and put the modern material where the wear actually happens.
The one with the most system underneath it. A slab ground to CSP 2-3, a 100%-solids epoxy base, flake broadcast until the surface won't hold any more, and a polyaspartic wear coat will outlive any one-product floor sold anywhere. Thickness and bond decide lifespan. Two floors can come out of the same product line and fail twenty years apart, because the difference was made before the first coat.
Start with the arithmetic. Grinder rental, diamond tooling, the kit itself, and two days of your weekend puts you within a few hundred dollars of a quoted floor. Then there's the prep — kits ship with an acid etch, and etching doesn't open concrete the way diamond tooling does. That's the reason so many of them start letting go somewhere between year two and year five.
Only once we've read what's there. A coating that's still tight can sometimes be ground back and built on. One that's flaking or lifting has already told you the bond failed underneath, and anything laid over it inherits that failure. In that case we take it down to clean concrete and start again. Stripping is priced as its own line, so you see exactly what the old floor costs you.
A professionally built system runs ten to twenty years, and plenty go longer when the concrete underneath was properly opened up first. The failures people post about — peeled at three years, amber at four — are almost always thin kit product over an etched slab. Ours carries a written 25-year warranty that transfers with the house, which is a promise we'd rather not have to make good on.
Honestly, slightly duller in the two strips where the car sits, and otherwise unchanged. Flake hides the small stuff — the scuff from a dropped socket, the sand that gets ground underfoot all summer. What you won't find is chalking along the door line or a yellow band where the afternoon sun reaches, because the top layer is aliphatic and holds its color.
Low, and the reasons are checkable. Bubbles mean vapor got trapped under a film with nowhere to vent. Lifting and peeling mean the coating was sitting on the slab instead of keyed into it. Neither one is bad luck — both get decided before the first pail is opened, which is why every floor gets ground to profile and every slab gets a moisture reading.
Epoxy on its own ambers under UV — that's the resin doing what resin does, and it's why we never leave epoxy as the surface you walk on. The word that matters on a topcoat spec is aliphatic. An aromatic polyaspartic yellows right alongside epoxy, and plenty of quotes just say polyaspartic and stop. Ours is aliphatic, which is what keeps a west-facing bay from going amber.
Not off a properly bonded floor. Hot-tire pickup gets blamed on the heat, but it's a bond failure — soft rubber grabs a coating that isn't keyed into the concrete and lifts it as the tire cools and shrinks. A polyaspartic wear layer stays hard through a July afternoon, and a CSP 2-3 profile gives the whole build something to hold onto.
For most people here, yes, and it's less about looks than about the sand. Bare concrete is porous — it takes in sand, oil and salt water and never gives them back, and it dusts every time you sweep. Sealed, the same floor rinses clean and dries. All of it hangs on the prep, though. Coating over an unground slab just moves the bill a few years out.
The honest list is short. Any glossy coating is slick with water on it, and cars come home wet here most of the year. Epoxy left as the top surface goes amber in sun. And a cheap install peels, full stop. The flake broadcast handles the first, an aliphatic topcoat the second, and the grind handles the third — but you should know all three going in.
More often than you'd think, and it's usually moisture. A slab actively pushing water vapor up, with nothing done about the source, will blister a coating inside a year or two. The other stop sign is concrete that's still moving — a coating can bridge a crack, but it can't hold one closed. We test before quoting, and if the reading says wait, that's what you'll hear.
A plain gloss coat, yes. Ours reads differently because the flake is cast into the wet base and sits proud in the surface, so there's grip underfoot even soaking wet — which matters in a garage people walk into barefoot and dripping from the beach. Where a floor stays wet, or somebody in the house is unsteady on their feet, we'll add slip aggregate to the topcoat.
Not as a line on the appraisal, no. What it changes is the impression, and on the Grand Strand a lot of buying happens fast — people fly in, walk three houses in a weekend, and a clean coated garage lands as evidence the rest of the place was looked after. The written 25-year warranty transfers to them, which is worth putting in the listing.
One day, start to finish, for a residential garage. Grinding and crack repair happen in the morning, the epoxy base and flake broadcast go down midday, and the polyaspartic seals it that same afternoon. Commercial and industrial slabs are a different job and can run into a second day — you'd know that at the quote, not on day two.
About four hours on foot, and twenty-four before the car goes back in. That speed comes from the polyaspartic; a floor finished in straight epoxy would tie your garage up for days on end, which is worth pricing in when a cheaper bid quotes a slower product. Keep water and beach sand off it for that first day and it cures exactly as it should.
Three functional layers, plus a fourth underneath when the moisture reading demands a vapor-barrier primer. Pigmented 100%-solids epoxy goes down wall to wall, vinyl flake gets hand-cast into it while it's still wet, and a clear aliphatic polyaspartic seals the top. In between, the cured flake gets scraped flat and vacuumed — an unglamorous hour that decides how the finished floor feels.
Very little. Sand sweeps or blows straight off, and anything worse comes up with warm water and a mild cleaner. There's no wax involved and nothing you have to buy back from us. Because the surface has no pores left, salt spray, oil and whatever leaks out of the golf cart sit on top and lift with a rag instead of staining in.
Yes, and locally rather than start to finish. The damaged patch gets ground back, recoated and re-flaked to match. Flake is what makes a repair disappear — the pattern is random by nature, so there's no line for the eye to follow once it cures. That's one practical argument for flake over a solid color, where every repair stays visible from the doorway.
Not really, but summer changes how we work. The rule is that the slab has to sit at least five degrees above the dew point through prep, application and cure — and on a humid July morning a cool slab can sit right at it. So we read slab temperature with an infrared gun rather than trusting the forecast, and we manage the door. Winter here isn't cold enough to matter.
It's the first thing we test for, and occasionally it's the reason we walk away. Grand Strand slabs sit close to groundwater in sand that wicks, and the humidity in the ground beneath any slab is effectively 100% all year — so vapor is always heading upward. Seal the top without checking and it gathers at the bond line as blisters. Code doesn't even require a vapor barrier under a garage slab.
They come at it from two directions. Airborne chloride settles on bare concrete, works into the pores and pits it from the inside. Wind-blown sand does the opposite — it rides in on tires, shoes and gear and abrades the surface all summer. A sealed, fully bonded floor has no pores for the salt to reach and a top layer hard enough that sand skates over it instead of cutting in.
It's one of the better reasons to do it. A rental garage takes bikes, boards, coolers and whoever this week's tenant happens to be, and bare concrete records all of it permanently. A sealed floor gets hosed between stays. If a storm pushes water under the door, it comes back out with a squeegee instead of sitting in the pores. The written 25-year warranty transfers with the property too.
