Most peeling epoxy floor installations don't fail at the topcoat — Escambia County concrete has a history. Ivan took slabs out in 2004, Sally took more in 2020, and a lot of garages between Warrington and Perdido Key are now some mix of original pour, saw-cut repair, and newer concrete set against old. What goes on top has to suit what is actually down there. Here is the whole system, one layer at a time.

The questions Pensacola homeowners actually search before coating a garage floor — answered honestly, including the downsides.
Because bare concrete isn't a neutral starting point. It powders, it takes in whatever leaks onto it, and it keeps every stain it has ever had. Plenty of floors around here also carry saw cuts and patches from repair work, and bare concrete shows all of it. Sealed, the same floor reads as one surface and cleans with a broom. The whole argument rests on prep, though — coat a slab nobody opened and you'll pay somebody to take it back off.
Four things. Grinding day is loud, it throws dust even under vacuum, and the bay has to be emptied first. Gloss plus water is slick. Bare epoxy loses its color in sunlight. And a bonded coating is close to permanent — removing one costs more than installing it did. Flake handles the traction, an aliphatic topcoat handles the color, and the last one isn't a defect so much as a decision you only make once.
Three times. When the slab's pushing moisture up and nothing's been done about where it's coming from — seal that and you get blisters at the bond line. When cracking is still moving, because a coating follows movement rather than stopping it. And when the concrete is simply too new: a bay repoured a few weeks ago still has mix water to give up. We'd rather say wait than sell a floor that fails in its first year.
Smooth gloss would be, and there's a local wrinkle: loose sand sitting on a glossy floor behaves like ball bearings. We broadcast vinyl flake into the wet basecoat until it stops taking more, so the finished surface carries a tooth you feel through a shoe and more so barefoot. That's what you want when somebody walks in dripping off the beach. Floors that get hosed out often can take extra slip aggregate in the topcoat.
Not much on an appraisal. Where it shows is the walk-through, and Escambia County hands buyers an unusual spread to compare — a 1930s East Hill house with a detached garage off the alley one afternoon, something finished last year out on Nine Mile Road the next. The garage floor is one of the few places an older house can win outright. The written 25-year warranty transfers to the buyer, so it's worth a line in the listing.
Two of our numbers don't move: $2,300 installed on a standard 2-car, $2,700 on a 3-car. Those are finished prices rather than opening ones. Where a Pensacola 2-car ends up inside the $1,800 to $2,700 band is decided by what the grinder has to cut through first, not by how many cars fit in the bay. The trade at large quotes $5 to $15 a square foot, and that spread is really pricing preparation instead of product. You'll have your figure in hand before we leave the driveway, along with the date we'd install it.
Twenty by twenty is 400 square feet, ordinary 2-car territory, so $2,300 for the flake system on sound concrete. What moves it is what the diamonds turn up. Around Warrington and Myrtle Grove we run into carport slabs that got enclosed years later — poured thin, sloped to drain outward, often painted since. That's more prep than a Ferry Pass garage from the eighties needs, and whatever it adds goes in writing before the crew shows up.
An average hides the one thing that actually sets your price. The honest local band is $1,800 to $2,700 for a coating that's built rather than painted on. An East Hill garage from the twenties and a Nature Trail garage off Nine Mile Road, where slabs run from freshly poured to close to twenty years old, are both 2-car by the tape and nowhere near the same day's work. Shelf kits cost a fraction of that and buy a fraction of that — mostly they buy the color.
Ask which of them stood on the concrete. A per-square-foot number quoted over the phone can't account for what's under the surface, and in this county that's a live question — plenty of slabs have been cut, patched or repoured since Ivan, and none of it shows from the driveway. Grinding to CSP 2-3, chasing cracks and taking a moisture reading are hours on a machine. Drop those and the number can be whatever somebody wants it to be.
The whole build: moisture testing, diamond-grind prep to a CSP 2-3 profile, crack and pit repair, a pigmented 100%-solids epoxy basecoat, a full vinyl flake broadcast, and a UV-stable aliphatic polyaspartic topcoat, plus the written, transferable 25-year warranty. There's no mobilization charge and no mileage line — Century and Navarre get quoted the same as Cordova Park. The figure on the estimate is the figure on the invoice.
Cheaper than tile by a wide margin once labor's counted, and garage grout turns into a maintenance item inside a year — it cracks, then holds sand and oil. Polished concrete prices out close, but polishing works the slab you already own. On a floor that's been cut and patched, that's precisely the problem: polishing puts a shine on every repair, while a pigmented flake system covers them and leaves nothing porous behind.
Ten to twenty is the working range for a professionally built system, and the floors that reach the far end are the ones that got opened up properly underneath. The short-lived failures people post about are nearly always thin kit material over concrete that was washed instead of ground — that's a prep result, not a material lifespan. Ours carries a written 25-year warranty that transfers with the house, which is a promise about our own preparation.
A little less gloss down the two lanes the tires use, and otherwise close to day one. Flake blends are busy enough to swallow ordinary scuffing. Age turns up first at the threshold, where sand collects and gets ground underfoot every time the door goes up — sweep that strip now and then and you'll keep the rest even. A floor looking tired at five had something wrong beneath it from the start.
Those are two separate failures on two separate clocks. Blisters arrive early and mean vapor rising out of the slab found a sealed surface in its way. Peeling and lifting take longer and mean the coating rested on the concrete instead of keying into it. Neither is luck. Readings also vary street to street here — a Cordova Park lot on Bayou Texar and a house up on the sand ridges don't test the same, so we read your slab.
Bare epoxy ambers under UV, which is why we never leave it as the surface you see. Notice where it would show: the first ten or fifteen feet inside a door that stands open all afternoon, so a drifting floor goes off in a band rather than evenly. Our topcoat is an aliphatic polyaspartic. The aromatic version of that same chemistry yellows right along with epoxy, and most quotes don't say which one they mean.
Yes, and it's a bond question more than a heat question. Warm rubber presses into the film, grips it, then contracts as it cools and tries to take the coating along. Whether it succeeds comes down to what's underneath. A hard aliphatic wear layer over a diamond-ground CSP 2-3 profile gives it nothing to lift, whether you come home hot off I-10 every day or leave a car sitting in the same two spots for months.
A residential garage is one day, start to finish. Grinding and repairs run first thing, the pigmented basecoat and flake broadcast happen through the middle of the day, and the polyaspartic seals it before we pack up. All we need from you is an empty bay the night before — cars out, and anything you'd rather not have dust on pulled off the walls. Commercial and industrial slabs are a bigger scope and often run two days.
About four hours on foot, twenty-four before a vehicle comes back in. That's the polyaspartic earning its place — the same floor finished in straight epoxy would keep the bay out of service most of a week. One request for the first few days: lift things rather than dragging them across it, especially a loaded tool chest or a trailer jack.
Four on most jobs, five when the moisture reading calls for a vapor-barrier primer underneath. From the concrete up: pigmented 100%-solids epoxy rolled edge to edge, vinyl flake hand-cast into it while it's still wet, then clear aliphatic polyaspartic. In between, once the flake bed firms up, it gets scraped flat and vacuumed — skip that step and you'd feel every standing chip through a sock.
Less work than the bare slab was giving you. A broom or a blower covers most weeks, and warm water with a mild cleaner covers the rest. There's nothing to wax, no annual reseal, and nothing proprietary to buy back from us. With no pores left in the surface, the white sand that rides in from the beach sweeps off instead of grinding in, and oil sits where it landed.
Yes, and only where the damage is. A dropped jack stand, the corner of a trailer, a chip where the door lands — that spot gets ground back, rebuilt and re-flaked into the surrounding blend. Chip patterns are irregular by nature, so a repair has no edge to give it away. Solid color doesn't forgive that, which is one reason most garages around here end up flaked.
The month is rarely the constraint, since the work happens inside your garage and polyaspartic cures across a wide temperature range. What we watch is the slab itself. On a muggy morning, concrete sitting near the dew point collects condensation and won't bond, and during a January cold snap a slab in the forties is a real scheduling conversation. We read slab temperature and moisture on the day rather than trusting a forecast.
Neither one alone is a floor we'd put a 25-year warranty on. Epoxy carries the thickness, the pigment and the mechanical grip down into ground concrete, but it cures slowly and ambers in daylight. Polyaspartic cures in hours and holds its color, and on its own it goes on far too thin to be the whole system. Stacked in that order with flake between them, each covers what the other can't.
Better at which job. As a wear layer, yes — that's what the polyaspartic is for, and it's why epoxy never stays on top of a floor we build. As the body of the floor, 100%-solids epoxy still puts more film on concrete per dollar than anything else sold. And the upgrade most people actually need isn't a new resin: it's moving off the thin, water-based product that gets sold under the same word.
The brand on the pail is the least useful line on a quote. Durability is total film thickness and how well that film is locked into open concrete — two crews can buy identical material and hand you floors that don't behave anything alike. Ours is a slab ground to CSP 2-3, a 100%-solids epoxy body, flake broadcast to full rejection, and an aliphatic polyaspartic wear layer hard enough for sand to skate across.
The grinder decides it, not the product. Kits ship with an acid wash, and etching doesn't open concrete the way diamond tooling does, which is why kit floors commonly start letting go between years two and five. On the newer slabs out toward Beulah and the Nine Mile Road corridor there's curing compound sitting on a hard-troweled surface, and an acid rinse barely touches either. Between tool rental, material and two days of your own time, the arithmetic is closer than the box suggests.
Only if what's there is genuinely stuck, and we check rather than assume. Anything chalking, sounding hollow underfoot or lifting at an edge has already told you the bond let go, and a new system over it fails on the same schedule. In East Hill and North Hill we mostly find floor enamel and porch paint on hand-troweled concrete, sometimes several coats deep. That comes off to bare slab, and removal appears as its own line on the estimate.
More than most people expect, and it's specific to this coast. The sand on Pensacola Beach and Perdido Key is close to pure quartz, washed down out of the Appalachians over a very long time, and quartz is harder than the paste at the surface of a slab. It rides in on tires, feet and gear and works like fine grit underfoot. Bare concrete doesn't stand up to that. A hard, non-porous wear layer lets it skate across instead of cutting in.
It does, and it's one of the things separating this corner of the state from peninsular Florida. A handful of nights below 32 most winters is enough to run water in the surface layer of concrete through freezing and thawing over and over, and that's what scales an apron and pits the strip just inside the door. A bonded, non-porous floor keeps water out of that layer to begin with.
Usually, and it's worth walking before anyone prices it. Ivan and Sally put a great deal of concrete work into this county, so we look at where a repair meets the original pour, whether the patch is sound and bonded, and how recently the new material went in — anything young still has mix water to give up. On a floor that sat wet, the moisture reading carries more weight than anything else we do that day.
