How We Build a
Professionally Installed Epoxy Floor.
Most peeling epoxy floor installations don't fail at the topcoat — Roll a door up in Skycrest or Morningside Estates and you are often looking at two floors. The original 1950s bay was poured one year; the carport beside it got walls, a door and a slab of its own decades later. Same room, two different concretes, and a coating that ignores the difference tells on itself inside a year. Here is the stack, and where in it that seam gets dealt with.

The questions Clearwater homeowners actually search before coating a garage floor — answered honestly, including the downsides.
A 2-car finishes at $2,300 and a 3-car at $2,700, installed. Neither of those is an opening bid. The realistic Clearwater band is $1,800 to $2,700, and what decides your place in it is the concrete, not the address. Plenty of bays here hold two pours of different ages, and that changes what the grinder has to do. The trade quotes $5 to $15 a square foot, a spread that's really pricing labor. You'll leave the free estimate with one figure and a date.
Four hundred square feet, so the standard 2-car figure of $2,300 installed is where the conversation starts. Around Skycrest and Morningside Estates, though, a 20 by 20 often holds two histories: the original 1950s bay, plus the strip that spent thirty years as an open carport. Working across that joint takes longer than working one clean pour. Whatever it adds is written down before a crew gets scheduled, never raised with you on the morning.
The national numbers you'll find quoted — about $1,500 to $4,000 professionally, $300 to $900 in a box — cover far too much ground to be useful. Inside Pinellas the honest window is $1,800 to $2,700, and that's for a full system rather than a coat of color over a swept slab. An average also can't see your bay. Two 400-square-foot garages a block apart in Clearwater can be forty years apart in slab age and nowhere near the same day's work.
Because most of the cost sits in the hours before the first pail opens, and none of it photographs. A CSP 2-3 profile has to be cut with diamond tooling. Cracks have to be opened out and filled. Somebody has to put a meter on the concrete. Drop all three and almost any number becomes defensible, and once the floor's down nobody can tell. Houses sit close together here, so neighbors compare quotes constantly — worth remembering two garages on one street don't necessarily need the same work.
Everything needed to build it. Moisture testing comes first, then the slab gets diamond-ground to a CSP 2-3 profile and its cracks and pits repaired. A pigmented 100%-solids epoxy basecoat goes down next, with vinyl flake broadcast into it to full rejection. A UV-stable aliphatic polyaspartic topcoat seals the lot. The warranty runs 25 years, in writing, and follows the property rather than us. There's no mileage line either — running up to Tarpon Springs or out across a causeway costs what a job three streets over costs.
Tile runs higher once labor is counted, and garage grout starts asking for attention inside a year. Polishing prices out close to a coating, but you end up with the slab you already own, refined. On a Clearwater bay holding two pours from two decades, that's the wrong tool — you'd be looking at two shades of gray and a seam down the middle. A pigmented flake system covers both pours and leaves nothing porous behind.
A residential garage is one day. Grinding and repairs go first, the pigmented base and the flake broadcast fill the middle of it, and the polyaspartic goes down before the trailer gets hooked up. A shop bay or a parking deck under a Sand Key building is a different scope entirely, and work like that commonly runs into a second day. All we're after is an empty garage the night before, which on most Pinellas driveways means a car goes out to the street.
Four hours before anyone walks on it, twenty-four before a vehicle rolls back in. Polyaspartic is what buys that turnaround; the same floor finished in straight epoxy would keep you outside through the weekend. In practice it costs one night of parking on the street. For the first week, lift things rather than sliding them — dragging a loaded tool chest across fresh topcoat is the one mistake we can't hide afterward.
Count the primer and it's four; without it, three. A vapor-barrier primer only goes down when the moisture reading asks for one. Above that sits pigmented 100%-solids epoxy rolled wall to wall, then vinyl flake hand-cast into the wet base until the surface refuses another chip, then clear aliphatic polyaspartic. The step in between is the one nobody mentions — the flake bed gets scraped flat and vacuumed, and that hour decides whether the finished floor feels smooth or gritty.
A broom most weeks, warm water and mild soap when it wants more. Waxing isn't a thing, resealing isn't a thing, and we don't sell a cleaner you're expected to keep buying. The practical difference here is what a Pinellas garage has to hold — on lots this small the bay doubles as workshop, pantry and laundry room, so the floor lives under everything you own. Sealed, whatever drips or blows in stays on top and lifts with a rag.
Then we repair that patch and only that patch. The damaged area gets ground back, rebuilt and re-flaked out of the same standard blend, so it disappears into what's around it. Flake is what makes that work — the chips landed at random, so a repair has no straight edge for the eye to follow. A single flat color shows every touch-up from the doorway, which is one plain reason most Clearwater garages we finish end up flaked.
Nothing about the calendar stops the work. Polyaspartic cures across a wide temperature range, the job happens inside your garage, and Clearwater doesn't freeze, so there's no dead season to plan around. What does fill up is island work. Owners on Clearwater Beach and Island Estates want the floor done between bookings, and those windows are short and predictable, so they go early. Mainland garages are straightforward to schedule almost any week of the year.
The argument here isn't really about looks — it's about square footage. Pinellas lots are small, nobody has a basement, and the garage is usually the only room left for tools, bikes and storage. A slab that powders and drinks oil turns that room into somewhere you tolerate rather than use. Sealed, it sweeps and stays swept. None of that holds without the grinding, though. Concrete nobody opened up gives a coating nothing to grip, and the floor you paid for becomes a shorter one.
Start with the day itself. Grinding is noisy, dust escapes even with vacuums running, and the bay has to be emptied first — on a short Pinellas driveway that means your garage lives outdoors for a few hours. Then: shine loses grip when it's wet, sunlight takes the color out of exposed epoxy, and a bonded floor is close to permanent, since removal costs more than installation. Flake answers the traction, an aliphatic topcoat the color, the grinder the bond. That last one's a decision, not a defect.
Twice. One is concrete pushing moisture up with nothing done about where it's coming from — seal that and the water gathers at the bond line instead. Low ground near Old Tampa Bay and the filled lots out on Island Estates read wet more often than the ridge neighborhoods do. The other is a joint or crack that's still moving. A coating follows movement. It can't stop it. Better to hear that while we're standing in the garage than halfway through a Saturday.
A mirror finish would be a problem, and that's not what comes off our trailer. The chips go into the basecoat while it's still wet and sit slightly proud, so what you step on carries tooth. It counts for more than people expect on a short Pinellas driveway, where a summer storm blows rain several feet inside the door before anyone's out of the car. Floors that get hosed out often can take extra slip aggregate in the topcoat.
An appraiser isn't going to give you much for it. What matters here is that Pinellas hands a buyer plenty of near-identical houses to choose between. Whole streets in Skycrest and Greenbriar went up in the same few years to the same handful of plans, so the garage is one of the few places one house can stand apart. Out on the beach there's a second audience: rental buyers look hard at a floor that hoses out. The warranty transfers.
Lifespan is mostly settled before install day, which is why an honest answer has a range in it. Ten to twenty years is what a properly built system gives, and the floors that run past that had the concrete opened up first. Kit material over a washed slab sits behind nearly every three-year failure you'll read about online. Twenty-five years, in writing, carried over to whoever buys the house next — that's a promise about our own grinding more than about the resin.
Close to nothing, with less shine where the tires sit. Flake is busy enough that ordinary scuffing never registers. The place worth checking on a Clearwater garage is any joint where two pours meet, because that line has been moving quietly the whole time. Chased out and filled before the basecoat went on, you won't find it at five years. Skipped, that's roughly when it comes back through and tells you what got left out.
Low, and neither one's bad luck. Blistering means vapor rose out of the slab and found the top already sealed, and it shows up early. If it lifts or peels instead, the film never keyed down into the concrete, and that one takes years to show itself. You can't correct either afterward without taking the floor back off, which is exactly why the moisture reading comes before the price and the grinder comes before the epoxy.
It will if the top layer is the right one. Bare epoxy ambers under UV — that's the resin behaving normally rather than an installer's mistake, and it's why epoxy never stays the surface you look at on our floors. The word to check on every quote you collect is aliphatic. An aromatic polyaspartic drifts yellow right alongside epoxy, and both get printed simply as polyaspartic. With the door up through a long Gulf afternoon, that one word decides whether the front of the floor still matches the back.
Not when the coating is genuinely anchored. Heat gets the blame and the concrete usually deserves it — hot rubber can only lift a film that wasn't gripping much to begin with, which is why the damage arrives as two rectangles the exact size of the tires. A CSP 2-3 profile underneath and a hard aliphatic wear layer on top leave it nothing to take hold of. Clearwater never freezes either, so the floor lives warm year-round and the bond does all the work.
No. The two get used together because their weaknesses sit in different places. Epoxy is slow and it goes amber under daylight. It's also the only thing that reliably builds real thickness and drives down into a ground profile. Polyaspartic holds color and is walkable in hours, but laid on its own it leaves almost nothing behind. Base, flake, topcoat, in that order. When the garage is also the only storage room, getting it back the next day is not a small thing.
Depends which layer. On top, newer chemistry already won — that's what the polyaspartic is, and it's the reason we don't hand anyone a floor with epoxy as the visible surface. Underneath, nothing has displaced 100%-solids epoxy on material per dollar. The upgrade most people actually need isn't a different resin family, though. It's a full flake broadcast instead of the light scatter that looks identical on day one and gives you less to wear through.
Ask what fails first and the answer sorts itself out, because it's almost never the middle of a floor. It's the threshold where grit gets ground in, the joint where two pours meet, and the bond line under all of it. So the build is the answer: concrete ground to a CSP 2-3 profile, a 100%-solids epoxy body, flake broadcast until the surface refuses more, aliphatic polyaspartic over the top, and every edge carried in rather than stopped short.
On a slab that only stores a mower, a kit may hold a few years. Two things sink them. The bottle in the box is an acid wash, which cleans concrete without opening it, so the film lies on the surface instead of gripping in. The second is the room itself. A Clearwater single bay with a water heater, a washer and cabinets crowded into it isn't much of a place to stage material, and you'd be racing a resin that sets faster the hotter it gets.
Only what isn't genuinely stuck, and we test rather than assume — anything chalking, sounding hollow underfoot or lifting at an edge has answered the question already. Around Harbor Oaks we find detached and carriage-house garages that have been re-floored more than once, with porch paint and old sealer stacked on concrete that's been in the ground a century. In a converted-carport bay it's stranger still: one half painted, the other bare. Removal is priced as its own line.
It's the most common thing we find in Clearwater, and it isn't a problem so much as more slab to read. Skycrest, Morningside Estates and Bayview are full of 1950s and 60s houses whose open parking got enclosed decades later, so one bay holds two pours of different ages sitting at slightly different heights. They take grinding at different rates, and the joint between them gets chased out and filled before anything else goes down. Finished properly, you stop noticing the line.
It affects the working conditions more than the finished floor. Pinellas holds about 3,500 people per square mile across 274 square miles of land — the most densely populated county in the state and one of its smallest — and that shows up as narrow lots, short driveways, and side-entry single bays with barely a walkway alongside. Grinders and vacuums need room. We settle at the estimate where the trailer sits and what has to move, so install morning isn't spent solving it.
For a rental it's an easy case to make. The island runs as hard a short-term market as anywhere on this coast, and beach garage space is scarce enough that what exists sits tucked under living space and gets used by every guest who books. Bare concrete keeps a record of all of it. A sealed floor hoses out between stays, and when water and sand get under a door — as Helene pushed them across the island in September 2024 — it squeegees back out.
