Epoxy is the wrong material to leave on the surface — it ambers under UV and it's slow to cure. Polyaspartic is the wrong material to build thickness with — it goes on thin and costs more per mil. Neither of those is a defect; they're two products with opposite strengths, and a company that stocks only one has to pretend otherwise. So the epoxy goes where the bond and the film build happen, the polyaspartic goes where the sun, the tires and the hose get at it, and the flake sits between them.

Yes, and we'd rather say so at the estimate than halfway through a Saturday. A crack that's still working will reopen through a coating inside a season or two, so concrete with live settlement needs an engineer's read before it needs a floor. Same answer for a slab pushing vapor upward with nothing addressing the source. We test and we look before we put a price on anything.
A smooth gloss coat would be. Ours isn't smooth — the vinyl chips go into the basecoat while it's wet and stay slightly proud, so the finished surface carries a fine tooth you feel through a boot sole. That counts walking in from a barn or off a cart path after an afternoon storm. Where a floor gets hosed down often, we'll work extra slip aggregate into the topcoat.
Not as an appraisal line — that isn't how garage work gets valued. What it does is compete. There's a steady run of new construction going up around Marion Oaks and south toward The Villages, so an older house in Oak Run or Silver Springs Shores often gets shopped the same weekend as something finished last year. A finished floor closes part of that gap, and the written 25-year warranty carries over to the buyer.
They do separate jobs inside the same floor, so we don't ask anyone to pick. Epoxy carries the pigment and the film thickness, and it's what keys down into a ground profile. Polyaspartic handles sun, chemicals, and the clock — it's the reason you're parking on the floor the next day rather than the next week. Take either one out and you'd notice what went missing.
For the wear layer, yes — that's exactly what polyaspartic is, which is why we don't leave epoxy on top. For the body of the floor, nothing has replaced 100%-solids epoxy at a sensible price, because it builds film that thin one-coat systems can't. What gets marketed as an upgrade is usually one product applied fast. Fast isn't thick, and thickness is most of what durability means.
Toughness isn't something you choose off a shelf. It comes from how deep the concrete gets opened, how much material settles down into that profile, and whether the top layer can take heat and UV. Ours is a slab ground to CSP 2-3, a 100%-solids epoxy body, flake broadcast until the surface refuses more, then polyaspartic. Of everything on that list, the brand name is what you'd notice least in year ten.
On a slab that only sees a lawn mower, possibly, for a few years. What sinks most kits is the bottle of acid in the box. That's a wash, not a profile — it cleans the surface without giving the coating anything to bite into, so the film ends up resting on the concrete rather than in it. Add tool rental and material and the gap to a warrantied floor narrows quickly.
Only if what's there is genuinely stuck, and we check before promising anything. A new floor is never better attached than the layer beneath it, so anything chalking, lifting, or sounding hollow underfoot has to come off. In the older 55-plus communities we find a fair amount of single-coat product from the 1990s that's ready to let go. Removal is machine time, and it appears as its own line on the estimate.

The whole build: moisture testing, diamond-grind prep to CSP 2-3, crack and pit repair, a pigmented 100%-solids epoxy basecoat, vinyl flake broadcast to full rejection, and a UV-stable aliphatic polyaspartic topcoat, plus a written 25-year warranty that transfers with the property. There's no mileage charge for driving out to Dunnellon or Weirsdale, and the total doesn't move between the estimate and the final walk-through.
Well under tile once labor's counted, and garage tile brings grout that cracks and then holds every bit of sand and oil reaching it. Polished concrete prices out similarly, but polishing is a finishing process rather than added material — you're left with the slab you already own, shinier, still open enough to take a stain, and with no color or flake texture in it at all.
Ten to twenty years is the honest professional range, and prep decides where inside that you land. The three-year failures people post about online are almost always thin kit material laid over concrete that got washed instead of ground. A little less gloss in the two paths the tires take, and otherwise close to how it started. Flake blends are busy enough that ordinary scuffing doesn't read. Age turns up at the edges first — the apron transition and the door line, particularly where a coating was stopped short of them rather than carried in and sealed. A floor looking tired at five had a problem underneath it from day one.
Those are two separate failures with two separate causes. Peeling and lifting mean the coating was sitting on the concrete instead of keyed into it. Blistering means water vapor rose out of the slab and found a sealed surface in the way. Neither one is bad luck, and neither can be corrected afterward, so we grind to profile and read moisture before quoting rather than after installing.
Epoxy ambers under UV. That's resin chemistry rather than a mark against the installer, and it's precisely why we never leave epoxy as the surface you can see. In our build the epoxy never gets daylight on it — the wear layer above it is a UV-stable aliphatic polyaspartic. So a west-facing bay standing open through an August afternoon still matches the back of the garage years later.
Not off a floor that's keyed in. Pickup happens when warm rubber presses into a soft or loosely bonded film, then contracts as it cools and takes the coating along with it — the damage shows up in the exact footprint of the tire. A closed Ocala garage is already hot before the car arrives, so both defenses count: a hard polyaspartic wear layer, and a mechanical bond into ground concrete beneath it.

Not much. Sweep or blow it out, and wash it with warm water and a mild cleaner when it looks like it wants one. Nothing to wax, nothing to reseal, nothing proprietary to buy back from us. Because there aren't any pores left, the fine sand and limerock dust that ride in off the road, along with oil and cart battery drips, sit on top and lift with a rag.
Yes, and only where the damage is. A gouge from a dropped jack stand or a chip at the threshold gets ground back in that spot, rebuilt, and re-flaked into the surrounding blend. Randomness works in your favor here — there's no repeating pattern for a patch to interrupt. It's the main practical reason we steer people toward flake over a single flat color, which shows every touch-up.
The calendar isn't really the constraint. The work happens inside your garage and polyaspartic cures across a wide temperature range, so August and January both work. What we schedule around is slab condition, and we test for that whatever the month. Barn work has one extra consideration — a good part of the show calendar around here runs through the winter, so farm floors are usually easier to book in the warmer months.
