Most peeling epoxy floor installations don't fail at the topcoat — We can usually tell you roughly what's under your floor before we've seen it. One developer, repeatable plans, slab vintage that runs by village — no other market we work in is that predictable. But knowing the year a slab was poured is not the same as knowing its condition, and the cart bay is almost never the same floor as the car bay. Here's the whole system, and where those two differences get handled.
Sand over limestone below, no winter above, and two slabs in one garage that get used in completely different ways. Every layer is picked against those.
Your existing slab, mechanically profiled to a Concrete Surface Profile of 2 to 3. Cracks patched. Moisture verified. Every layer above only lasts if this one is right.
A pigmented, self-leveling 100%-solids epoxy rolled wet-on-wet directly onto the diamond-ground slab. Delivers the color depth and the film thickness that separates a real floor from a paint job.
Vinyl chip flakes hand-broadcast into the wet basecoat until the surface refuses more. Cured overnight, scraped flat, vacuumed. Color, camouflage, and slip-grip in one.
What the last layer has to put up with out here is oddly specific. A charger cord dragged across it every night, the occasional acid weep off a cart battery, sun through a door that stands open most of the morning, and sand from everybody's shoes. A clear UV-stable aliphatic polyaspartic takes all of it and won't amber the way bare epoxy does in daylight. The 25-year warranty behind it is written and transferable — worth having in a community where neighbours ask who did the floor and houses turn over regularly.
