Aliphatic polyaspartic goes over the top because it holds its color in daylight and takes a car in 24 hours. Run them in that order and neither material has to do the other one's job.

A hand-floated Converse Heights bay from the thirties, painted twice since, is a different morning than a Boiling Springs slab poured in 2015 — one has to be cut through, the other has to be opened up. We put those hours on the estimate rather than discovering them with a crew already in the driveway.
The published national numbers — roughly $1,500 to $4,000 installed, $300 to $900 for a shelf kit — are too wide to plan against. Around Spartanburg County the real window is narrower: $1,800 to $2,700 for a full system with machine prep underneath it. A bid well beneath that isn't the same floor at a discount. It's a shorter scope, and the concrete work is what got cut.
Ask each one for a spec, the way a plant purchasing office would. How deep does the slab get profiled, what's the solids content of the basecoat, is the flake broadcast to rejection or scattered, and what goes on top of it. A cheap number usually answers none of that, because it's a wash and a roller. None of those steps can be inspected once the floor's down, and none can be added afterward.
The build, end to end: moisture testing, diamond grinding to a CSP 2 to 3 profile, crack and pit repair, a pigmented 100%-solids epoxy basecoat, vinyl flake broadcast to full rejection, and a UV-stable aliphatic polyaspartic topcoat. The written, transferable 25-year warranty comes with it. Nothing's billed for the drive, whether that's a shop in Duncan or a garage on the east side, and the estimate figure is the invoice figure.
Tile costs more once somebody's labor is counted, and garage grout starts cracking and holding grit inside the first year. Polished concrete is the closer comparison, and it's the finish plenty of warehouses around here already have. It's hard and it's handsome, but polishing works the concrete you already own — it adds no film, no color, no flake texture, and oil still finds its way into the surface.
A professionally built system generally runs a decade to two, and traffic decides where inside that it lands. Two cars is a gentler life than a shop bay taking a floor jack and pallet traffic every day, and we spec accordingly. Our warranty is 25 years, written and transferable — a commitment we'd only put on paper for concrete our own crew opened up first.
Not dramatically different. Gloss softens in the two tracks the tires run, and on a flake floor that's usually the whole list — color holds, because the layer taking the daylight isn't epoxy. For scale, the same build goes down in shop and warehouse bays that take pallet jacks and forklift traffic all week. Two cars parked on it is an easy assignment by comparison.
They're two different verdicts. Blistering says the slab was wet and nobody read it — vapor climbs, meets a sealed surface, and stops there. Peeling says the coating was lying on the concrete instead of keyed into it. Neither one's bad luck, and neither is patchable in any satisfying way, which is why the moisture reading and the grinding both happen before a price gets written.
Epoxy ambers under UV. That's resin behaving as resin does rather than an installer error, and it's why epoxy never ends up as the visible layer on our floors. What sits on top is an aliphatic polyaspartic, which holds its color. Not every polyaspartic does — the aromatic version drifts yellow much the way epoxy would, and a quote that prints only the family name hasn't told you which you're buying.
Yes, on a floor that's keyed in. Epoxy's heat deflection point sits somewhere around 130 to 140 degrees and highway-hot rubber runs above that, so the film softens, the tire grips it, and as the tire cools it contracts and tries to lift what it's holding. Whether it manages that is a bond question. The harder test here isn't a commuter car — it's a work van parking in the same two rectangles every night.
They're stages, not alternatives. Epoxy is what puts real film on concrete and what bites down into a ground profile, though it cures slowly and won't hold color in daylight. Polyaspartic goes off in hours and stays the color you picked, and by itself it leaves almost nothing behind. Stack them with the flake bed in between and you get film thickness and a next-day garage in the same floor.
Depends what the floor has to survive. In a plant bay running hot wash-downs or steel wheels there are systems built for exactly that, and we'd say so. For a garage, nothing has displaced a 100%-solids epoxy body under a polyaspartic wear layer — it's the most bonded film you can get onto concrete for sensible money. The pitch to watch is a one-coat floor: quick to apply, thin once it's dry.
That depends on what rolls across it, which is why there's no single answer. A garage, a fire station apron and a warehouse aisle wear out in different ways. What holds for all three is the same short list: how deep the concrete got opened, how much bonded film ended up in it, and whether the wear layer is hard enough for the traffic. Ours is CSP 2 to 3, 100%-solids epoxy, full flake, aliphatic polyaspartic.
Grinding is the obvious gap, but the step people underestimate is the broadcast. Flake goes into wet epoxy by hand, faster than the basecoat sets, and getting even coverage across 400 square feet takes more than one pair of hands. Kits duck it with a light chip scatter. Add grinder rental, diamond tooling and a lost weekend to the shelf price, then set that beside a quote carrying a 25-year warranty.
Only if what's down is genuinely bonded, and we test that rather than assume it. There's a second question here that doesn't come up everywhere: old shop and mill-building floors are frequently soaked with machine oil well below the surface. Grinding alone doesn't solve that — the concrete needs degreasing first, or the new system bonds to oil. Removal and cleaning each show as their own line on the estimate.
A residential garage is one day, grinder to topcoat. Commercial and industrial slabs get scoped differently — more square footage, more terminations, sometimes coating around equipment that can't be moved — and those commonly run two days or longer. We size it at the estimate and put the day count in writing, because on a working floor the schedule matters as much as the price does.
Four hours to walk, twenty-four before a vehicle comes back in. That turnaround belongs to the polyaspartic; the same floor topped with epoxy alone would keep the bay out of service most of a week. At a house that difference is one night in the driveway. At a shop that bills by the bay, it's often the number that decides whether the job happens at all.
Think in functions rather than a count. A vapor-barrier primer goes first when the moisture reading calls for one. Then a pigmented 100%-solids epoxy basecoat rolled wall to wall, with vinyl flake hand-cast into it while it's still wet and broadcast until the surface won't take another chip. The flake bed gets scraped flat and vacuumed, then a clear aliphatic polyaspartic seals it. Industrial floors get built heavier.
Not much at home. A broom handles most weeks, warm water and a mild cleaner handle the rest, and there's nothing to wax or reseal. Red clay off a driveway rinses away instead of staining, since there's nothing porous left for it to get into. On a commercial floor the routine is an auto-scrubber and a neutral cleaner — strong solvents and anything sharply acidic are what to keep off it.
Yes, and only where the damage is. That spot gets ground back, rebuilt and re-flaked into the surrounding blend, and because chip patterns are irregular there's no line left for the eye to follow. One caution worth stating plainly: a chip is a repair, but an area that's lifting or sounds hollow underfoot is a different conversation, and the useful question there is why the bond let go.
The month isn't really the constraint, since the work happens indoors and polyaspartic cures across a wide range. Two things do move the calendar here. A slab sitting in the forties on a January morning is a genuine scheduling conversation, so we read concrete temperature rather than the forecast. And commercial floors mostly get booked into plant shutdowns and holiday weeks, which fill months ahead.
The case rests on what bare concrete does, not on how it looks. It gives off fine dust every time it's swept, takes oil in permanently, and holds the red clay that rides in on tires. There's a reason plants coat their floors, and it isn't decoration. Sealed, that same slab rinses and dries. All of it hinges on prep — coating concrete nobody opened just buys you the same job again later.
Three, plus one people only think about afterward. Any gloss surface is slick with water on it. Epoxy left in daylight loses its color. A coating over unprepared concrete releases, and removal costs more than the original install did. The fourth is downtime — nothing can sit on the floor during the work, which is trivial at a house and a real planning item at a shop. Flake, an aliphatic topcoat and the grinder answer the first three.
Three cases. A slab pushing moisture up with nothing done about the source — seal that and it blisters. Cracking that's still moving, since a coating follows movement rather than stopping it. And concrete carrying so much absorbed oil that it won't clean up, which we meet in old shop bays and mill buildings more than anywhere else. Saying wait, or saying no, is cheaper for both of us than a floor that fails.
A smooth gloss coat would be. Ours isn't smooth — the flake is broadcast into wet epoxy until the surface stops accepting it, which leaves a texture you feel through a shoe sole. Traction is adjustable rather than fixed, too: wash bays, ramps and commercial kitchens get extra aggregate worked into the topcoat. We'd rather settle that at the estimate than have you discover it in February.
Not on an appraisal — garage work doesn't get valued that way. Where it counts is the walk-through, and this county sees a steady stream of people relocating for work; economic development projects announced in 2021 and 2022 alone accounted for 5,787 new jobs, and the announcements haven't stopped since. Plenty of those buyers decide on a single trip. The 25-year warranty transfers with the house, which is worth a line in the listing.

The mill villages at Glendale, Clifton, Converse, Arcadia and Saxon left behind concrete that's been worked hard for the better part of a century — oil driven deep into it, patched pours of several ages inside one room, and nothing underneath it in the way of a vapor retarder. We test, degrease and grind before pricing, and sometimes a section needs repair first.
