Our Garage Floor Coating Process

How We Build a Professionally Installed Epoxy Floor.

Most peeling epoxy floor installations don't fail at the topcoat — they fail at the prep or the bond. Here's what's actually in every Apex floor.

Every layer engineered for Metro Atlanta heat, Atlanta humidity, and the demands of a real garage floor.

01

Prepared Concrete Slabdiamond-ground to CSP-2/3

We start with the concrete you already have, diamond-ground to a Concrete Surface Profile of 2 to 3. Cracks filled. Moisture tested, because vapor drives upward through an Atlanta slab. Nothing above this layer holds without it.

02

Pigmented Epoxy Basecoat100% solids, rolled edge-to-edge

Rolled wet-on-wet straight onto the freshly ground slab: a pigmented, self-leveling, 100%-solids epoxy. That film build and color depth are what separate a real coated floor from garage paint out of a big-box bucket.

03

Vinyl Flake Broadcasthand-cast to full rejection

Vinyl chip flakes hand-broadcast into the wet basecoat until the surface refuses more. Cured overnight, scraped flat, vacuumed. Color, camouflage, and slip-grip in one.

04

Polyaspartic TopcoatUV-stable, chemical-resistant

The wear layer. An aliphatic polyaspartic floor coating locks the flake down and stays hard against UV, chemicals, brake fluid, and tires that come home hot off I-285. The 25-year warranty starts here.

Polyaspartic vs Epoxy in Atlanta

The Real Difference — And Our Take

Polyaspartic

Fast & UV-Safe
  • Walk-on in ~4 hours
  • Won’t yellow under UV
  • Resists hot-tire pickup

Epoxy

Thick & Rich
  • Deepest color & film build
  • Most budget-friendly
  • Rock-hard once cured
The Apex Answer

You don’t have to choose. We lay a 100% solids epoxy base for depth, then seal it with a polyaspartic topcoat for speed and UV resistance — the best of both.

Atlanta Epoxy FAQs

Answers From Our Epoxy Flooring Professionals

The questions Atlanta homeowners actually search before coating a garage floor — answered honestly, including the downsides.

Across metro Atlanta, a typical 2-car garage lands between $1,800 and $2,700 installed. Our flake system is $2,300 for a 2-car and $2,700 for a 3-car, all-in. Nationally, professional garage floor coatings run about $5–$15 per square foot, depending on the system and how much slab repair the concrete needs. At your free in-home estimate you walk away with one firm number — never a range.
Twenty by twenty works out to roughly 400 square feet — standard 2-car territory, and one of the most common garage sizes we coat from Marietta to Decatur. On our flake system that puts you in the $2,300 range if the slab is in normal shape. Heavy cracking, pitting, or an old failing coating that has to be ground off adds to it, and you hear that number before we start — not once the grinder is running.
Professional installs average $1,500–$4,000 nationally, while big-box DIY kits sit at $300–$900. Atlanta itself tends to land in the $1,870–$2,700 band for a 2-car epoxy garage floor. Quotes well under that are cutting something obvious — thin material, no diamond grinding, or a single-coat product that won’t survive many Georgia summers.
Prep, nine times out of ten. A $900 bid buys a roller, a bucket, and one afternoon — no grinding, no moisture testing, no crack repair. A real quote covers mechanically diamond-grinding the slab to a CSP 2–3 profile, patching cracks, and verifying how much moisture the concrete is pushing up from below. That gap in prep is why one Atlanta garage floor is still solid at twenty years while the one down the street peels in two.
All of it — diamond-grind preparation, crack and pit repair, moisture testing on every Atlanta slab we touch, a 100%-solids pigmented epoxy basecoat, a full vinyl flake broadcast, a UV-stable polyaspartic topcoat, and a written 25-year warranty that transfers with the house. No trip fees, no add-ons invented after the truck is in your driveway.
Generally yes compared to tile — tile costs more to install and grout lines crack and stain in a garage. Against polished concrete it’s roughly comparable, but a coated floor gives you color, flake, and a non-porous surface that resists oil and chemicals, which bare polished concrete does not.
If it’s installed properly, yes. You go from a dusty, staining slab to a sealed, non-porous surface you can sweep or hose clean, that resists oil, brake fluid, and hot tires, and that makes the whole garage read as finished space. The value hinges entirely on preparation — a coating sprayed over an unground slab is money thrown away.
Three of them, honestly. Budget epoxy peels. Straight epoxy ambers in direct sun. And any glass-smooth coating turns slick underfoot when it’s wet. Each has an answer: we diamond-grind to CSP-2/3 so the bond is mechanical, finish with a UV-stable polyaspartic topcoat that holds its color, and broadcast a full vinyl flake layer for grip. Real drawbacks — not unsolvable ones.
Skip it when moisture is still pushing up through the slab from below, or when cracking and heaving haven’t been repaired — sealing over either one just locks the trouble in. That matters on the walkout basements common on Atlanta’s hilly lots, so every slab gets moisture-tested before we quote. If yours isn’t ready, we say so rather than sell you a floor that fails.
Polished, glossy epoxy can be. Our flake and quartz systems broadcast decorative chips into the wet basecoat, and the fine profile they leave gives your shoes something to bite — you notice it the first time you park a dripping car after a summer thunderstorm rolls through Marietta. Wash-down areas can take an added slip aggregate.
Nobody appraises a garage floor coating like a kitchen remodel. Still, few upgrades this affordable are this visible — an epoxy floor photographs beautifully in a listing, it tells buyers the house has been looked after, and it registers the moment someone steps in from the driveway. Our 25-year written warranty transfers to them, too, which is a genuine selling point.
Expect 10–20 years out of a professionally installed epoxy garage floor, and longer still when the slab was ground and moisture-tested first. Big-box DIY kits are a different animal — thin, water-based, rolled over an unground slab, and usually peeling or ambering by year two to five. Every floor we install carries a written, transferable 25-year warranty.
Five years in, a properly installed flake epoxy floor still reads like day one — at most a slight dulling of gloss where the tires park. The cheap version ages badly, and around metro Atlanta we see it constantly: coating lifted in the tire tracks, chipping along the door line, ambering wherever afternoon sun reaches.
Not when the groundwork is done. Nearly every peeling, bubbling, or delaminating epoxy floor traces back to one of two causes: a coating that never bonded because the slab was never mechanically profiled, or moisture vapor driving up through the concrete with nothing to stop it. We diamond-grind to a CSP 2–3 profile and moisture-test every Atlanta slab before a drop of product goes down, then prime with a vapor barrier when the readings call for it.
Epoxy on its own does amber under sustained UV — that is resin chemistry, not a bad install. It is precisely why we never leave epoxy as the surface you see. Sealing the flake under an aliphatic polyaspartic topcoat keeps the color true through July with the garage door up all afternoon.
Yes — and this is what kills DIY kits. Hot rubber grabs a soft or poorly bonded coating and peels it as you back out. Tires come home hot from an I-285 commute in July; our polyaspartic wear layer stays hard on a diamond-ground slab, so they release clean.
Asking which one wins misses what each material actually does, so we use both. The epoxy layer supplies film build, color depth, and a mechanical bond driven down into the ground concrete. Polyaspartic supplies fast cure, UV stability, and chemical resistance. On every Atlanta floor we roll a 100%-solids epoxy base, broadcast flake into it while it’s wet, then lock everything down under a polyaspartic topcoat — each material covering the other’s weak spot.
At the wear layer, yes — polyaspartic beats epoxy on UV stability, cure speed, and hot-tire resistance, which counts for a lot when the car rolls into the garage hot off GA-400 in August. Underneath that, nothing has replaced a 100%-solids epoxy for film build and bond. Any contractor pushing a one-product garage floor coating is optimizing for their own labor, not your slab.
No single product takes that title — the layered build does. Mechanically ground slab first, then a 100%-solids epoxy base, a full flake or quartz broadcast, and a polyaspartic wear layer over the top. How long a garage floor coating survives comes down to total film thickness and bond quality, not the brand name printed on the bucket.
You can, and for a light-use slab it may hold up a few years. The honest tradeoff: big-box kits are thin, usually water-based, and include an acid etch rather than mechanical grinding — which is why they commonly fail in 2–5 years. The grinder rental, materials, and a weekend of your time often lands closer to a professional quote than people expect.
Not straight over the top of it. Where the existing epoxy is already lifting or delaminating, a fresh coat simply inherits that failure. We grind the old system off down to sound concrete and rebuild from a clean profile instead. That does add labor, and you’ll see it priced honestly on the estimate rather than sprung on you mid-job.
Most residential garages are a one-day install. We grind and prep in the morning, lay the basecoat and broadcast flake, then apply the polyaspartic topcoat the same day. Larger commercial or industrial slabs may run two days — you’ll know the schedule before we start.
You can typically walk on it in about 4 hours and park on it in 24. That fast return-to-service is the polyaspartic topcoat doing its job — a straight epoxy floor would keep you out of the garage for several days.
Think system rather than coat count. Where the slab’s moisture readings call for it, a mitigating primer goes first. After that comes a pigmented 100%-solids epoxy basecoat rolled edge to edge, vinyl flake broadcast to rejection, and a clear polyaspartic topcoat to finish. In between, the flake gets scraped and vacuumed flat so the topcoat lays down smooth.
Dust-mop or sweep it, then mop or hose it down with a mild cleaner when it looks like it needs one. Nothing to wax, nothing to reseal, no proprietary products to buy. The cured epoxy surface is non-porous, so oil, brake fluid, and the pine pollen that blankets Atlanta every spring rinse off the top instead of soaking in.
Yes — a dropped jack stand or a gouge from a sliding toolbox is a spot repair, not a reason to recoat the whole garage. We patch the damaged area and blend it into the surrounding coating. Because a flake epoxy floor is visually busy by design, the repair all but disappears into the pattern.
There isn’t a bad month for it. Polyaspartic cures across a wide temperature range and the work happens inside your garage, so neither a muggy Atlanta July nor a January cold snap knocks the job off the calendar. During humid stretches we track slab temperature against the dew point so nothing condenses between coats, and we moisture-test in every season — what the slab is doing matters far more than the date.
Mostly it affects the install, which is why we measure before we mix anything. Vapor drives up through a slab from the soil below, and sealing that in without a barrier is what bubbles or delaminates an epoxy floor later. Muggy metro Atlanta days matter too — the slab has to stay above the dew point while the coating cures. So: test first, vapor-barrier primer whenever the readings call for it.
Clay comes in on tires and boots, no question — but on a finished floor that is a housekeeping issue, not a structural one. Our epoxy flooring system cures to a seamless, non-porous surface, so the red grit has nothing to soak into. It simply sits on top. A dust mop takes care of the dry powder and a garden hose takes care of the rest. Bare or lightly sealed concrete behaves the opposite way: clay works down into the open pores and the stain stays put.
Not under a properly installed system. Mold needs moisture and a food source; a fully bonded, non-porous coating over a moisture-tested slab leaves no gap for water to collect. Problems arise when a coating is applied over a damp slab with no barrier — the exact failure our moisture testing exists to prevent.
All of it — and a good deal past it. Our epoxy flooring crews work DeKalb, Cobb, Gwinnett, Cherokee, and Forsyth as well: Marietta, Alpharetta, Roswell, Sandy Springs, Johns Creek, Milton, Dunwoody, Brookhaven, Decatur, Smyrna, Kennesaw, Woodstock, Canton, Cumming, Duluth, Suwanee, and Peachtree City, plus intown addresses in Buckhead, Midtown, Virginia-Highland, and Inman Park. Blake installed a beautiful new epoxy floor in the basement in hid all the cracks that were down there previously thankfully. They were fun to work with on the project, would use again.

AAna Gutiérrez2025-12-22 21:50:01 +00:00

Blake and his crew were super courteous of my garage. Making sure him and his team cleaned up after the project was completed. The floor looks great and they left the place spotless!

SSkylar Caldwell2025-12-22 17:34:05 +00:00

Most affordable flooring by a long shot by any of the companies I called in Atlanta, and the floor looks great!

AAnthony Taylor2025-12-03 23:35:16 +00:00

My garage looked like a mess after my last tenant decided to neglect it for over 2 years. Blake came by and personally gave me a quote and a couple design options. He even had some pictures from prior work to compare to. Such a great guy and his team laid down the flake epoxy in one day and I was able to drive on it the next day. Appreciate the hard work guys!

CCarmen Lawrence2025-10-29 15:23:31 +00:00

This is easily the best upgrade we’ve done to the house this year. Apex showed up on time, explained every step, and delivered results. Their attention to detail was good from prepping the surface to the final walk through. I’ve already recommended them to a few friends in the area.

JJacob Carter2025-10-03 16:50:08 +00:00

The floor looks awesome now, we sit out there every night, the coating’s smooth but not slippery, it feels like money well spent and honestly I should’ve done this earlier instead of waiting so long because the difference is night and day.
