Aliphatic polyaspartic goes over the top because it holds its color in daylight and takes a car in 24 hours. Run them in that order and neither material has to do the other one's job.

Ten to twenty years is the professional range, and where a particular floor lands inside it was mostly settled on install day. Ours carries a written 25-year warranty in a document that transfers to whoever owns the house next. What we won't do is call it lifetime. Coatings wear. A Marco garage that sees a boat trailer, wet gear and a trailer jack wears faster than one storing two sedans, and we'd rather say so.
Built right, close enough that you'd have to look — same flake, slightly less shine in the two rectangles the car parks on. The places worth checking are the door line and the apron transition, since that's where wind-driven rain and blown sand arrive on this island. A floor that was rushed reads differently at five: rings under the tires, edges lifting at the threshold, a chalky cast where sun lands.
Not if the concrete gets opened up first, and that isn't a slogan — it's where nearly all of these failures begin. A film rolled onto a smooth, sealed surface has nothing to grip, so it releases in sheets. Blisters are a separate matter: vapor arriving under a sealed film. Sandy ground and a water table this close keep vapor moving upward, which is why a Marco slab gets a moisture reading before anyone prices it.
Epoxy on its own ambers under ultraviolet. That's the resin, and no installer changes it, which is why epoxy never ends up as our wear surface. What you walk on is an aliphatic polyaspartic — UV-stable, and it keeps its color with the door standing open through a July afternoon. If you're comparing bids, aliphatic is the word to look for. It separates a topcoat that holds from one that drifts.
Nothing, on a floor that's bonded. Hot-tire pickup is a bonding failure under another name — warm rubber grabs a soft or loosely anchored film and peels it in rings when you back out. There's no cool season here to give a slab a rest, and a car that's just run down Collier Boulevard in August arrives genuinely hot. A hard aliphatic wear coat over a CSP 2-3 profile gives rubber nothing to lift.
Only in one position — the top. There are two separate jobs happening in a garage floor. Building real film onto concrete and locking into a ground profile is what a 100%-solids epoxy does cheaply and well. Surviving daylight, chemicals and a car the next morning is what an aliphatic polyaspartic does and epoxy doesn't. A single-product floor asks one resin to do both, and it does the second one badly.
For the layer against your concrete, it's still the right choice — nothing leaves as much film on a slab per dollar as a 100%-solids epoxy. Tougher materials exist; urethane cement mortars, for instance, which were built for food plants and thermal shock. Specifying one for a Marco Beach two-car bay would be spending real money on a problem you don't have. Above the epoxy, polyaspartic genuinely is an improvement, and that's where it goes.
A sequence, not a product. The weakest link decides the answer, so an expensive resin over concrete nobody profiled fails sooner than a modest system over concrete that was cut properly. Ours runs a CSP 2-3 diamond grind, a pigmented 100%-solids epoxy body, flake broadcast until the resin stops accepting it, then aliphatic polyaspartic. If a bid leads with a brand name instead of that sequence, ask what the sequence is.
On a slab that only ever sees a bicycle, a kit might hold a few years. What the box doesn't say: the prep included is an acid wash, and acid cleans concrete rather than cutting a profile into it. The material is thin, often water-based, and it kicks fast in heat — which here is most of the year. Once you've rented a grinder and given up a weekend, the arithmetic looks different.
Only where it's genuinely stuck, and on Marco that's usually less of it than owners expect. In the Deltona-era sections we mostly find garage paint or a kit somebody rolled on years ago, already releasing where the tires land. A new floor over a loose one inherits the old floor's grip on the concrete, which is none. So it comes off to sound concrete. We price the removal separately and tell you at the estimate.
A standard two-car is $2,300 installed and a three-car is $2,700 — finished numbers, not openers. The realistic band for a two-car here is $1,800 to $2,700, and where a slab lands inside it comes down to the concrete rather than the address. The industry quotes $5 to $15 a square foot, which is really a way of pricing repair. Crossing the bridge is our cost, not a line on your estimate.
Four hundred square feet is an ordinary two-car, so the standard $2,300 installed figure is the starting point, and it holds where the concrete is in good order. Marco Beach slabs mostly date from the mid-1960s through the 1990s, which means what changes the number is history rather than size — a control joint that's had forty years to open up, spalling where the door lands, gray garage paint rolled on by a previous owner. All of it gets measured and priced at the estimate, because a second trip over the bridge for something we should have caught the first time is nobody's idea of a good day.
There's a national figure — roughly $1,500 to $4,000 installed professionally, $300 to $900 for a box kit — but it covers so many different jobs that it won't help you budget. On Marco Island, plan on $1,800 to $2,700 for a two-car done properly. Below that band, something's been dropped, and it's rarely the resin. It's the hours: grinding, patching, testing, and a return trip nobody wants to make.
Prep, almost always — and prep is invisible once the floor's down. The cheap number assumes a slab gets washed, maybe acid-etched, then coated. Ours assumes a diamond grinder, a shrouded vacuum, crack and pit repair, and a moisture reading before a pail is opened. Nobody can inspect that difference afterward, and nobody can add it later. It's why two floors on the same street look identical in year one and nothing alike in year six.
In: moisture testing, diamond-grind prep to a CSP 2-3 profile, crack and pit repair, a pigmented 100%-solids epoxy basecoat, a full vinyl flake broadcast, a UV-stable aliphatic polyaspartic topcoat, and the written, transferable 25-year warranty. Not in, because they don't exist: mobilization fees, mileage down Collier Boulevard, bridge charges. Materials and equipment come over on the trailer with the crew, so nothing gets added mid-job.
Tile costs more before you even count the grout, and grout in a garage is a permanent chore — on an island where sand and salt ride in on everything, more so. Polished concrete lands nearer our price and it's a legitimate choice: hard, low-maintenance, and it lets the slab breathe. It also stays gray, stays porous, and takes an oil stain for good. If you want color and a surface that wipes clean, that's a coating.
One day for a residential garage: grinding and repairs first thing, the pigmented base and flake broadcast through the middle of the day, polyaspartic before the trailer's loaded. That matters more here than in most markets, because a return visit means another bridge crossing and another load-in. Commercial slabs are a different scope and often run two days. You'll have the day count at the estimate. Clear the floor the night before.
Four hours before you're back on it on foot, twenty-four before a vehicle comes in. That's the polyaspartic doing it; a floor finished in straight epoxy would keep the garage out of service most of a week. In practice it costs you one night with the car in the driveway. If there's a boat on a trailer in the bay, give those tires the full twenty-four as well.
Four, occasionally five. The fifth is a vapor-barrier primer, and whether it goes down is decided by the moisture reading rather than by preference — on this ground it often does. Above it: a pigmented 100%-solids epoxy rolled wall to wall, vinyl flake hand-cast into the wet resin until it stops taking any, then clear aliphatic polyaspartic. In between, the flake bed gets scraped level and vacuumed. Skip that hour and you'd feel it barefoot.
There's no routine to learn. Sweep it, or run a blower through the bay, and wash it with warm water and a mild cleaner when it looks like it wants one. No wax, no yearly sealer, nothing proprietary to buy from us. Where it earns its keep here is salt — a rinse carries it off a sealed surface, whereas an uncoated slab lets it work down into the concrete and stay.
Patched, in place. The damaged area gets ground back, rebuilt, re-flaked and blended into the surrounding pattern. Flake is what makes a repair vanish — an irregular chip pattern gives the eye no edge to catch. Solid color is far less forgiving, and a metallic pour is the hardest of the three to match. Worth knowing before you pick a finish for a bay that also holds tackle and a tool chest.
Weather isn't the constraint — the work happens inside your garage, polyaspartic cures across a wide temperature range, and nothing freezes here. Scheduling is the constraint. Island trades fill up in season, and hurricane season can move a week around in summer and fall. If the house sits empty part of the year, say so at the estimate; it opens up dates that are hard to get otherwise.
The strongest argument on Marco isn't how it looks. Bare concrete is porous, and a garage taking wet gear, a rinsed boat and salt off the driveway absorbs all of it — then sheds dust back onto everything stored along the walls. Sealed, there's nothing left for any of that to soak into. The whole case rests on the concrete being opened up first. Rolled over a smooth slab, it's an expensive thing to do twice.
Removal is the honest answer. When a coating fails because the concrete under it was never opened up, taking it off costs more than putting it down did — that's the risk a cheap bid carries. Beyond that, epoxy left exposed to daylight ambers, so we don't leave it exposed. High gloss with water on it is slippery, so we broadcast flake. And no coating stops a slab from passing moisture; that's settled by testing, before we price it.
More than once. Concrete that's still moving — cracking that hasn't stopped opening — will pull a coating apart, because a film follows a slab rather than holding it together. A slab pushing moisture with nothing done about the source is the second case. The third is local: a rebuild slab poured a few weeks ago. Fresh concrete needs time and needs its curing compound removed, and coating it early buys a blister.
Glossy and smooth would not be, which is why almost nothing we install is glossy and smooth. Flake broadcast into wet resin leaves the surface slightly irregular, and that texture is what a shoe finds. It matters more on Marco than in most markets — wet feet off the beach, a dripping cooler, a boat rinsed in the driveway and rolled back in. On floors that get hosed regularly we add slip aggregate to the topcoat.
Not on the appraisal — garage floors don't get valued that way. What it does is remove a question. Buyers here are often looking at a second home they'll visit rather than live in, and a stained, dusty slab suggests things were left undone. A sealed one suggests they weren't. The warranty is worth mentioning too: twenty-five years, in writing, moving to the next owner rather than expiring at closing.
It changes the planning more than the price. The island is reached by bridge only — Collier Boulevard over the Jolley Bridge from the north, or San Marco Road over the Goodland Bridge at the southeast corner — so the grinder, the vacuum, the resin, the flake and the crew all arrive in one load. There's no ducking out to a supplier mid-afternoon. It's also part of why residential garages get finished in a single day.
It means salt reaches a slab from several directions rather than one — off the canal behind the house, off the Gulf, and tracked in on trailers, boots and gear. Bare concrete is porous enough to carry chlorides down into it and hold them, and once they're in they keep pulling moisture back through. A seamless, fully bonded system gives salt no way in. On a slab with years of exposure, we test before we commit to a system.
In the right bay, yes, and Marco has more of those than most markets — the three-car and air-conditioned garages out in The Estates and Key Marco, where the space reads closer to finished room than storage. A metallic pour is a one-of-a-kind surface under clear polyaspartic. Two honest caveats: it conceals nothing, so a crack repair or a scratch shows, and it's the hardest finish to spot-repair invisibly. Flake suits a working bay better.
